Bill Cardia, recognized for his trustworthiness, opened Cupertino Plumbing to address the community's need for a plumbing shop. He saw the necessity for a shop that provided replacement parts, kitchen and bath fixtures, and reliable advice. In the 1970s, he opened a plumbing showroom that showcased quality products to the community at large. Frank, Bill's son, later took the reins and grew the business to include a comprehensive range of plumbing services. My 15 year old Grohe kitchen faucet sprung a leak; ordered the replacement cartridge and proceeded to replace the faulty part. No go. Unable to break free the brass nut holding the cartridge in.

Called Cupertino plumbing (who are Grohe trained) for help as I didn't want to damage the SS finish on the fixture. Mario arrived, tried to remove the stuck part, and even removed the fixture from the sink to get better leverage. Proceeded to soak the threads with penetrating fluid. We decided that a 1-1/4"" deep socket and an impact driver would be the next step, so Mario left to get the tools needed.

Bingo! A few quick triggers on the tool broke the fitting loose and parts were replaced, although there were some incorrect parts supplied with the new cartridge so we re-used the one that was previously stuck. All was put back together again, but the water flow was very poor. Mario identified the back flow preventer had an obstruction in it and removed the defective O-ring and reconnected the part to the hose.

All in all, a straightforward job, but a difficult one; Mario persevered and got the job done! Best part: NO LEAKS!

Frank did done a re-pipe for a massive commercial property a couple years back where he pocketed $100K for the job and promised a lifetime warranty for worksmanship problems. These are brand new copper pipes that Cupertino Plumbing did for the entire building, for hot water and cold water including the lines going in and out.

Sure enough, fast forward a few years, property changes ownership, and the pipes are exploding in the walls. People are literally living in these apartments minding their own business when randomly these brand new copper pipes start pinhole leaks, sending water spraying through their rooms, wrecking furniture, walls, and carpet along the way.

At first, we think this is a one-off. Then this starts happening every month in completely random and different part of the building , far too often to be a freak accident.

We call up Cupertino Plumbing to honor their worksmanship warranty because we've never seen ANY issue of where brand new copper pipes that are less than 10-20 years old, decide to randomly leak. And these are not small drips - this is water spraying through a ceiling or wall at high pressure, causing mold and ruining countless furniture and personal items along the way.

Frank and Frankie (son) come out once and they determine ""it's not our fault"". When we ask, they literally say they don't know what the problem is and don't know what's causing the issue. Frank, this entire plumbing system is your job, you literally replaced it and chose the material yourself. Well, it could be faulty copper pipes from China, he says. Maybe it was a bad batch. Then he starts pointing the finger at other variables.

Maybe it's the city water pressure, you know the water pressure's too high. Or maybe the water's too acidic, you know, that causes brand new copper pipes (he literally said this) to burst. How about we install a $20K water softener for you?

This makes no sense. We look around at the other homes and buildings on the exact same block. These are old buildings that are using copper pipes and trash plumbing from 40-50-60 years ago. If this was water pressure ""too high for pipes to handle"" or if the water was magically ""too acidic and burning through the copper"", then everyone's damn pipes would be bursting the entire street.

So Frank denies responsibility saying the warranty doesn't qualify for this, despite not being able to explain why the pipes are leaking. Mail him a nice letter stating that we'll take him to court and file a complaint with the license board.

Frank walks back all nice saying he'll do it and please don't escalate this legally. He comes and patches up a few more times for the next 2-3 months, because again, every 2-4 weeks, a pipe in this commercial building explodes randomly. The whole time, as he patches, he doesn't charge a cent...but still has no idea what the cause is. We find this arrangement puzzling but if this is the best ""his warranty"" can offer then we will take it.

Fast forward 2 months and Frank decides he's had enough. HE's no longer sending out his crew out for free to repair pinhole leaks from his own $100K job. He continues to blame the city, the San Jose Water company, China The leaks aren't from issues with his brand new pipes he claims, it must be the water, aliens! He says he's taken photos of all the leaks to prove it's not his problem so he's ready for a fight if it goes to court...despite not even being able to say what the problem is. We hire J Drains, who comes in and does a deep dive on Frank's $100K re-pipe job. We tear open walls and go into the crawl space to inspect every pipe.

We uncover the most incompetent installation of re-pipe I've ever seen. The pipes were messily installed, there were recirculating lines and water heaters connected randomly without any thought and crossing over, they left trash and cut pipe all over the crawl space during the installation years ago because they were too lazy to pick it up - what 2 diff plumbers called ""the shittiest $100K re-pipe I've ever seen.""

In literally 1 week, J Drains finds the root cause (faulty recirculating pump line causing built-up pressures), tears out all the broken recirculating lines and pumps, and wala, no more pinhole leaks.

This was a $100,000+ job from Cupertino Plumbing.

Imagine the worksmanship you can expect from Cupertino Plumbing for your $2,000 water heater, garbage disposal, and clogs.

If you ask contractors who have worked on properties that Cupertino Plumbing has done work on, you'll find very similar stories. There's a reason their commercial reputation is poor - most of their business now is over-charging working families hundreds of dollars for 15 min residential jobs.

PS: if they say you need a water softener, hopefully our experience is enough to tell you that that's a scam.

Where to begin ... we'll start with the ending. You know you're dealing with a quality vendor based on the way they handle problems. Given the uniqueness of our re-pipe and water softener install, Frank and Frankie and Brandon were linked in pretty closely as things unfolded. They were easy to reach. Their team was always responsive. Any adjustments that needed to be made on our job were handled quickly and professionally. They went above and beyond in very unusual circumstances.

Applause to the Cupertino Plumbing team for replacing my water heater and furnace combo in an expedite manner.
Danny came over for estimates in the morning. Frank contacted me in the afternoon and told me that he would try to procure the water heater/furnace combo. Next morning, he called, emailed me an estimate and explained the details to me. I consented and the contract was signed on the same day.
Mario came over by himself, replaced and installed the water heater/furnace combo plus all the connecting hoses and pipes inside the closet wall in the balcony. He even skipped lunch till the end of the day as he was eager to finish the job. Kudos to Mario for being congenial, solicitous, and knowledgeable in his trade!

My tenant has a recurring kitchen sink problem that was backing up periodically. Every time we would call a plumber to do the snaking to clear the clog. However, the pipe has a 90 degree turn at a T-junction and there were some hits-and-misses in getting the snake to turn the right direction, and we were concerned about the condition of the pipe with repeated snaking. With the latest clog, we called in our usual plumber but they were unsuccessful in clearing the cog this time despite two separate attempts. They recommended installing a clean-out and gave us a quote. I wanted to get a second opinion and quote, so I asked around my neighbor and found Cupertino Plumbing. Not only was Cupertino Plumbing able to give us a much better price, the owner Frank and his son Frankie were able to accommodate our request for a meeting on a Sunday afternoon to discuss the job. Frankie actually arrived ahead of schedule and he thoroughly discussed the problem with me and asked the tenant about the history of the problem. We decided to move forward with the job, and Frankie's crew came back the next day in the morning and finished the work as described. Everything went smoothly. They did find a cracked pipe and they replaced it with no additional charge. Also, the clean-out required cutting an opening on the exterior wall, and they took care in minimizing the opening as well as using color-matching caulking to make sure it looks nice from the outside. Great job there!!

Not long after that, we had a toilet problem with water leaking into the bowl, and I was going to do the job myself by replacing the fill valve and flush valve assembly. I texted Frankie about the DIY project and he actually made a few recommendations on what I should do. Unfortunately, the job turned out to be a bit more beyond my DIY skills, since the tank/bowl gasket was in such a deteriorating state that it needed to be replaced, which in turn required the tank and bowl to be separated, but the bolts between them were completely rusted. So, I called Frankie again, and sent him a few pictures of the toilet. He did an assessment based on the pictures, and recommended replacing all the parts including the supply line since the toilet is so old. He gave me a few options with different pricing (including replacing the entire toilet). At the end, we replaced all the hardware but retained the toilet (i.e. the porcelain) itself, and his crew came the next day and finished the job.

Overall, I'm very satisfied with the responsiveness and the quality of the work. Now, I have a trusted plumber that I would call upon.
