Might be a good company but not for those using AHS to manage rental properties. There notification policies are outdated when comparing them to other companies who are accustomed to working with investors and who provide appropriate notification for this type of customer. Funny, their policy is to only wait 15 minutes at a property and they kept me on hold for 24 minutes waiting to speak to Kimberly the manager who was unprofessional and confrontational.

Would NOT recommend.
Got 2 notifications that technician was on the way and had to wait 4hrs.
Walked in the house for 3 minutes, did not open the clean out, asked a few questions, called Landmark for 15 minutes then said he couldn't work on the issue and left.

Crooks! Stay away!
I'm having an issue with a leaking pipe in the master bathroom (toilette area to be exact). LandMark home warranty set me up with these guys...technician came out without any detecting device, took a couple of pictures and said that there's no leak... diagnosed the issue by just looking around...spent 3 mins in the home, and 15 mins in the car....on the phone with who knows whom...Well, the problem is the growing patch of mold in the corner of the toilette room...and the level of wall "wetness" diagnoses by another company (a friend's) that offered complimentary diagnosis, but are not connected to LandMark...
I've never been dismissed like this in my entire life...absolutely ridiculously unprofessional!!!
I'm gonna have to figure this one out on my own...or contact legal counsel... I'm absolutely perplexed...and mad....!!!!!!!!!!

Totally frustrating and disappointing experience! Not my choice but my home warranty's contractor. I do have a "not to be used again" red flag order with my warranty company.
The main reason was the unprofessional handling and terrible customer service who lied to me and did not care or even document or record all the calls and discussions. I do not know how many times I had to call, leave messages, repeat my details and story just to schedule or reschedule a technician. I do know that a simple residential lawn sprinkler pvc piping leak should not take from Dec 2017 to May 2018 to finish the job (hole dug to hole filled).
To be fair some of the lost time was due to Mother Nature and myself being out of town in March but this job if done correctly should have been done in 1 day or 2 days over a 1 week period in December 2017 at the most.
2 technicians in 7 visits were involved along with numerous "customer service" personnel, a manager, a co-owner and 2 work orders. The strange thing with the work orders is that the first one included digging the hole and the second of filling the hole!
The 1st technician dug the hole and located and diagnosed only a single pvc leak and said he would have to get parts and return at a later date. He did not return, in fact he quit the company. A 2nd technician took his place and when he finally showed up he diagnosed the leak without even turning on the water! Basically his repair was to replace almost the whole manifold section of piping between the solenoid valves!!
By the time the hole was filled after 5 months, a cracked solenoid valve, another solenoid valve with damaged wiring along with a second smaller water leak had all mysteriously showed up and had to be repaired also. SWAT denied any fault in causing the cracked solenoid valve housing or the damaging of the other solenoid valve wiring even though these 2 valves were working as designed prior to SWAT personnel digging the hole and performing the original leak repair that involved cutting pvc piping and working in a small tight space. I ended up making the solenoid valve repairs myself just to continue on and get back to the issue of the ongoing smaller water leak which was treated as a "new" leak and not ongoing even though the original hole was still there and filling up with water from this "new" leak. This included a new work order, technician schedulings and another fee.
There is a lot more to this story than letters they give you to summarize with on this post and as of today I am finished with SWAT even if this final leak repair fails. So final thought is to be aware when considering using SWAT and read all the reviews on them as you might be surprised at how many bad reviews there are. I was.

I called them on New Year's Eve , the answering machine stated the minimum fee was $250, when you live with 3 women and you don't have a flushing toilet I would have paid almost anything. Did I receive a call? Nope, how about the next day? Nope. How about during regular business hours? Nope. These clowns didn't attempt to help me, I will never call or recommend these people . Since they drive Mercedes service vans I assumed they had class, WRONG

BUYER BEWARE OF THIS COMPANY! My home warranty company assigned them to me for a hot water heater that needed to be replaced. On Friday, they gave me an appt for Tuesday. When the tech showed up Tuesday, he looked at the heater area for about 2 seconds, clicked a couple photos and said he had to send the photos to the home warranty for approval and it would likely be the next day before he could come back and replace the heater (he collected a $75 service fee for this!) Then he told home warranty there were $675 in 'code' updates necessary (not covered by home warranty), which I know for a fact was a lie since I had my hot water heater replaced 4 years ago and paid for code updates AND 3 days prior to this guy I had another plumber look at it who told me everything was up to code and had already warned me about the 'code' upgrade scam. They had approval for the replacement within 30 minutes from my home warranty company but proceeded to tell me they were booked for the day and it would be the following day before they could come back out. When I said I had an appt for that day, the office person told me I had a 'diagnostic' appointment for that day. I would go without hot water for a lifetime before I would allow these crooks back in my home! My recommendation is DO NOT USE!!!

Terrible company. Would not recommend to anyone. Don't know how they sleep at night . They take people's money to come out and tell them they don't work on air in pipes. And to top it off the man was 70 years old with Parkinson's. Now he's $125 poorer. Sleep well swat!

Worst company ever!! Took three trips. Second trip was strictly due to employee screw up. Third trip he fixed two issues. The HUGE WATER LEAK IN OUR FLOOR he proceeded to argue and tell us the chimney leaked. Mind you theres been no rain but his reaponse to that... insulation held it and suddenly let 20 gallons leak into the other rooms. His second solution was that out kids filled the tub And left it so the overflow leaked 20 gallons into our downstairs. Refused to look further. My husband then cut into the wall and water is bubbling from the foundation. When called to file a complaint, office manager was beyond rude, tried to justify the technicians actions, and when I said I did not want them back out she informs me "your complaint is noted" and hung up on my. Rudest most unprofessional office ever!!!!

Terrible experience with SWAT. Stuck with them due to home warranty company. Took them more than three trips for a simple job. Asked them to look at a leak and the technician was living in a fantasy world to come up with his diagnosis of the leak. We had over ten gallons of water in the carpet. He tried to tell me it wasn't the plumbing and was either kids overflowing the second floor tub or a vent pipe leaking due to rain. I explained that the tub overflow was dry (already exposed due to a previous leak) and we had less than 1/10" of rain in the last two weeks and he said he's seen insulation hold water. Needless to say, this homeowner had to do the job of the plumber and confirmed that it's a supplyline in the wall right where I told him it was. Now I have to find a competent plumber to make the repair. I will refuse to do business with SWAT again.

I would give negative stars if I could but I can't so that's why one star. Sent out a technician who spent literally 5 seconds looking at my issue, never asking what happened or even tried to trouble shoot. After reporting back to main office my home warranty claim was denied but SWAT still collected their service fee. Called SWAT for explanation and was then provided the absolute worst customer service EVER !!! Could their tech have made a mistake? They couldn't care less nor try to make anything right. Had to get Lowe's to come out and they concluded a totally different diagnosis. To add insult, SWAT offered to come do a new installation charging over double the price from Lowe's. Would not recommend.
