I called Swan Plumbing Heating and Air because I am a member with the company. They are on the high side with their fees. Since I had a leak from my 2nd floor bathroom, I went ahead and set up the appointment anyway.
David, the technician, came and said that the wax ring of our toilet needed to be replaced. It was going to cost $275 to which we agreed. He had to buy the wax ring (he took forever to return to the house per my husband). When he was about to change the wax ring, he changed his repair proposal to now replacing the toilet flange, making a hole on the sheet rock (which he is not going to repair) to the tune of $2300! My husband called me to inform me of this and of course, I did not agree! I told him to have the technician put back the toilet and turn the water back on! As in any estimate, we have the right to reject any proposal!
The technician left the toilet uninstalled and the water to the whole house turned off! He had the audacity to charge my husband $225 ($275 less $50 coupon) for something that was not done and that was going to inconvenience my family! This is just ridiculous! Who can function with no water? Melanie from Swan explained to me that he can not turn the water on because he did not want to cause a flood! Well, why did we call a plumber for? If the valve was faulty, which he thought it was, he could've replaced the valve so as not to leak and leave our water on! He is the professional and he scared my husband saying it may cause a flood! Of course, we did not want that to happen! Melanie said that she will escalate the matter and let her manager know, that the manager will give us a call. It is now close to 24 hours and still no call! I told her that she has inconvenienced us and that I want my money back!
Long story short, I called another plumber and it did not cost me $2300! He said that the flange did not need to be replaced. It was normal wear and tear and that the screws were still intact! The sheetrock or holes in the wall was not needed! No repair of the drain in wall was necessary. Yes, he replaced the valve and the wax ring to the tune of $130.
So BEWARE of this company! I had the intention of having them do the job and not screw me over! I said no because I wanted a second opinion and I did not have that kind of money! For David to leave my home with no water is mean and inexcusable, unacceptable! No one should have to deal with that kind of treatment!
Yep, I agree with with Meg's review from April 28, 2021. This company's modus operandi is bait and switch! SAD!
Megan S.Our water heater is in a closet in our bedroom hallway. We have a flood stop on it, thankfully. The flood stop started beeping yesterday afternoon. When this happens, the hot water automatically is shut off from the whole house. Our water heater had given out after 17 years. Here we were, on a Thursday afternoon of Labor Day weekend, with no hot water. We called several companies but no one was available to replace the water heater the same day until we called Swan. Tony, the service manager, was kind enough to finagle their schedule so they could fit us in. He had me take pictures of our water heater so he could send the right size, offered us 3 choices, and had plumbers out mid afternoon. Michael, the plumber, was absolutely meticulous in removing the old water heater and installing the new one. I did not have to clean anything when he left. We really appreciate their help in this situation and we will definitely use them in the future.
Needed some sockets and light switches exchanged out to white after after having the guesthouse painted, in addition to having them check 2 outdoor landscape lights. The quote was $250 an hour and over $700 to investigate the two landscape lights out front. Because the nice technician was here already and he figured it would take about an hour to exchange the sockets and switches, I agreed to have him do the guesthouse work, but didn't agree to the expensive landscape light price. I added some garage sockets and switches to the work order and got charged for 3 hours to install the sockets and light switches, which I wasn't happy about. $750 for 17 sockets and switches....a little expensive no? The "coming out to give you a quote" would have been avoided if I had known they were going to charge $250.- an hour and $700 to diagnose 2 landscape lights.
Please do not call them on the weekend if you have an emergency, they have a flat rate of 2400.00 for a service visit call. Rip off company. liar techs , my business was shut down for 5 days , due to their miscommunication, they charged 799.00 for a diagnostic fee , which was already diagnosed by the gas company and 1500.00 for 10 minutes plumbing job.
Thao N.I still believe that the yearly price for periodic/seasonal check up is great. The last time we had one, the technician was stating how our house would fail inspection if we don't cough up 200+ dollars to fix something I have never heard in my life. We have had two inspections just to buy our new house in 2018. We've had them come over the last year and half with no one saying anything about this horrible oversight. I recommend they stop trying to upsell. Recommend all you want but the moment you try to scare me with bs I'm going to start thinking it's time to discontinue their service.

Had an appointment to have someone come out to give me a quote on replacing an hvac system at our lakehouse. No one showed nor did I recieve a call letting me know that they weren't going to make it out. If they can't keep appointments then I wonder what type of installs they do. Scratch them off my list.
Meg L.We set up an appt with Swan to come out the following day for a $79.99 service call for a gas pressure check. The female customer service rep said it would be the $79.99 fee and then if they need to do anything other than the check it would be an additional fee. The techs showed up today and said it's $79.99 just to show up at the house plus $450 per hour for the check, which means over $500 for a simple pressure check! No way.
Unsure if this is a blatant "bait and switch" or what else it could be. If the main office tells you that it's going to be $80 for a service call/check then that's what it should cost. We were prepped to pay additional fees if something was found to be wrong/broken/etc... But not 500+ to just check it out.
Pam H.Needed sewer line under house replaced that required trenching and tunneling. I paid 50% deposit upfront and trenching crew showed up next day and finished the tunnel that day. That was a Wednesday and hadn't heard from plumber so I called the following Monday to see when they would come and do pipe work. They came on Wednesday-one week after tunnel had been finish. Upon completing the pipe work they asked for 100% of remaining balance that day and you can see from picture that I had tunnel that hadn't been filled. Mountain of dirt along with old pipes that hadn't been removed and no inspection as yet. I said job wasn't finished yet. Supposedly got inspected following Friday. Still no backfilling work done so called to see when job would be done. They said I would have to pay remainder balance before work would be completed. I said I would not have any leverage if I did that and the manager just said "that is how it's done" I can understand paying a part of remaining balance, but 100%?! I am not a new customer-they installed new HVAC system for me over a year ago and another plumbing job last year as well. I didn't like hostage feeling so paid a trenching company to finish job and deducted from balance. If this is how it's done on major jobs customers should be told upfront
These guys don't follow ethics in their service. Called them to repair a frozen pipe. They sent a plumber who as soon as he got out of his van started talking about service fee of $390 without even inspecting anything. I showed him the already discovered pipe burst. The point is due to inclement weather they know that nothing can be repaired, but still send the guys for the hefty service fee of $390. So, if you agree to this offer hour fee and expect that they are going to resolve it, then you are wrong. Just play the wait game. I had atleast other plumbers who genuinely told on the call itself about this information without charging anything

Thanks Nathan and terry. I'm now apart of Sam plan for the routine maintenance. I'm excited to have the other trades service my house. More to come.
