Hi there,
My name is Ti Sutherland. I grew up in the building trades and have been working on my father's construction sites for as long as I can remember. I began my professional plumbing career in 1993. After relocating to the Pacific Northwest in 1996, I obtained my residential and commercial journeyman plumber licenses in Washington and Oregon. Since then, I have focused primarily on service, repair, and installation in the plumbing field!

I am proud of the work I do. I am known for my meticulous attention to detail and keeping my work area tidy and organized.
Raised in the trades, I was taught by what I call ""old school"" craftsmen. Back then, pride in workmanship was more common than it is now. A friend once called me ""fastidious,"" and I have cherished that label ever since!

Don't be fooled by the other high ratings!! This is a VERY friendly, personal group of businessmen who know exactly how to manipulate customers and reviews, and inflate their charges while leaving you thinking that they are your best friends.
They offered to do several ""special"" services (fix a unhooked dryer vent hose, put in a clean-out drain, send me a detailed report on the problems with my previous hot water heater install) which they did NOT do.
They insisted that I needed to fix a prior hot water install, and instead did totally un-necessary work to the tune of $470 (they claimed it was un-permitted, when it had been permitted. They replaced a fully functional valve, and copper hoses that were NOT excessively worn.) They completed this repair before I realized that they were working on it; when I had stated that I wanted to investigate it further before it was started.
They partially disconnected my furnace while working on the water heater.
They talked me into a complete water-line replacement since I did have a leak in older PVC pipe. I am still uncertain how necessary this was, since they hurried me into a suddenly available ""opened"" repair schedule time-slot for the repair when they came out to simply assess the problem--before I had time to talk with my homeowner's insurance company or consider alternative bids.

We've found the only plumbers we need!

My partner and I struggled for weeks to decide on the right company to install a new water heater. We've had some bad experiences with contractors. I don't think I have ever had such a strong feeling of confirmation that yes, I 100% chose the right people for the job as I did after Sutherland wrapped up the work. Can't say enough good things about the team and the work they did!

John and his team were by far and away the most responsive and communicative of anyone we reached out to about the job. Even late evening inquiries by me were met with swift responses. They spoke with confidence and in a manner I could follow/understand. Went out of their way to show us that they cared about having our business and about the job being done correctly. Yes, we had one other bid come in slightly lower, but in talking about the project and seeing final product I am confident we would have absolutely sacrificed the end-result for what was truly a minimal cost difference had we gone the other route.

When they arrived, they came with two trucks and 4 incredibly hard working and personable folks to do the job. They were insanely clean throughout the whole process and left everything impeccable. As the heater was being installed, folks were going to every single outlet and checking for pressure and blockage and other issues. They encountered a number of odd and unforeseen things (pieces of dip tube clogging aerators and pipes, pumping CO2 and vacuuming out incorrectly-built bathtub pipes to clear them out, etc) and quickly fixed all - without charging me a single penny on top of the original quote.

They were perfectionists. I overheard a lot of conversation that was all focused on getting things EXACTLY right with every part of the work. They treated the work like it was being done in their own personal homes. These are our guys now for ANYTHING related to plumbing.

Sean came out today to deal with a problem with my kitchen faucet. It wasn't easy to figure out what was going on but he persisted for about 1.5 hours. I appreciated that it was a dialogue between us, not someone just coming in and working on the problem without asking questions. As a woman I also appreciated that he had not talked down to me, as I have experienced in the past with other service providers. Although it is a bit pricey, I felt that the customer service and professionalism was well worth it. I would highly recommend this business. He did not leave until all of my questions and plumbing needs were met.

Our water bill kept going up, month after month. I checked for leaks everywhere I could see, even in the crawlspace under the house. We eventually guessed we must have a leak in our water main under our driveway. Ugh! After we got our first $200 water bill, we faced reality and started calling around for plumbers. After a couple very similar quotes, we decided Sutherland had the right balance of quality and price.

For our particular situation (1970's PVC water main broken under paved area) we had two reasonable options, we could hire an analytical service to locate the specific leak area underground; then pay someone to dig out and repair the leaky section of pipe. The other option was to replace the whole water main by directional boring technique. We chose to replace the whole water main to reduce risk of future leaks.

Sutherland did the job just as described and with good quality. The water tastes great, and it's no longer leaking. They took care of everything, parts, labor, sub-contracting, pulling permits, and cleaning up after the job. It was full service done well.

Customer service was great; I dealt with Ti for everything from quotation to scheduling to billing to questions. He was always responsive and direct. His advice is pragmatic. He's easy to get a hold of, by any mode of communication.

When he first gave our quote, he did a whole house plumbing inspection and recommended replacing both toilets and to consider doing the water heater soon. He pointed out the specific problems with each item (severely rusted tank bolts in one toilet, a decent crack in our other toilet's tank, and a water heater which is older than they usually last). He was able to explain it in a way that made me feel like he was trying to help me fix these problems before they become bigger problems, not like he was pushing me to do extra work just to jack up the check. In the end, we didn't ask him to do any of these tasks. I replaced both toilets myself, and we will call him in a year or two when we are taking quotes for a water heater.

Ti warned that there was some risk that the quote/bill could increase if the job changed significantly due to finding new things underground. He said that a giant boulder, for instance, could completely change the job. He said that the typical problem is that they need to bore past a utility line, but can't do so without visually checking that they aren't damaging the utility. In those cases, they usually drill an 8"" hole into the concrete and charge $100 extra. The first 8"" hole is free. In my case, there ended up being a ton of utilities all jumbled right in front of my water meter. We had to remove an entire panel of sidewalk (3' by 3') to dig out enough to see all the utilities. The bill went up by $450, but he knocked off $100 because we didn't need any 8"" holes.

If I were to do this over again, I would call 811 to get my utilities marked before calling the plumbers for quotes. I realize the bill still would have been $350 higher, it just would have been nice not to be a surprise.

The only problem with the job was that he didn't realize we needed a permit to do the sidewalk work. It's a special rule of Beaverton. We had to do some extra work with the city inspector, and had to buy an unplanned $90 permit. Ti ate the cost of this permit, as it was his job to make the quote.

In the end, everything worked out great. We paid Sutherland $4030 total. The only other cost was $130 to another plumber to mark the location of our private sewer (811 doesn't check private utilities). We got our water main replaced in one day, and four days later the sidewalk was filled in. The Sutherland guys cleaned up the utility marker paint and sprayed down the pavement/street in all the places that got muddy from digging.

I recommend Sutherland plumbing.
