Steve ""the jogging"" Plumber is the in-network contractor for my home warranty. They were dispatched to inspect my water heater which was old and leaking. They assessed the issue and determined it needed to be replaced. I inquired if I was able to upgrade above what the replacement would cover, with a tankless water heater. He said yes, that they would apply the credit from warranty and bill me the difference. I asked for a ""ballpark"" estimate on what an appropriate tankless water heater would cost. He thought for a while and said $5000. I said that seemed high but ok I would think about it. He stated that the office could give me a more accurate costing/estimate when they called to schedule. A few days later ""Rose"" called and I inquired about what the cost would be. She said $5K as that's what Steve wrote down. I explained that he was just giving me a ballpark #. She said ""no"" that was the price. I told her that with my research, it should cost much less, maybe even around the $3200 range.
She said she would check. Meanwhile,I contacted a different local plumber and he gave me an estimate around $2800ish. After a week and no return call from Steve's plumbing, I called them again and asked about the pricing. I was again told $5K. I asked about an itemized breakdown. ""We don't do that"". I asked Rose how she knows what to charge and if they are making money or not. I would expect they could provide a hardware cost, parts cost, labor costing. She said that Steve quoted $5K and that was the price. There was no way they could do it for $2800. I contacted my warranty company and went through the Out of Network contractor process. The Out of Network plumber was told during the paperwork process with warranty company that Steve's Plumbing told the warranty company the water heater tank bottom had rusted through and fallen out and that I was without water. A complete falsehood! I now am the VERY proud owner of a tankless water heater (the same model/brand as Steve's) and it only cost me $2826 (which included the 3% credit card fee). As usual, Steve's Plumbing responded to my problem with a qualified pro who did the job needed quickly, proficiently, and to my satisfaction. Kyle, the pro, who has performed other plumbing repairs for me did the job perfectly today. I thank him and the company. They will continue to be my primary source for any plumbing problem.

Steve's plumbing canceled within the day of arrival window. No saying they are coming later that day or anything, just canceling. Called Mayes Plumbing. Luckily, they had time that day to work on my issues.
