Based in San Francisco, Denis O'Halloran leads the company as owner/operator. His father, Frank O'Halloran, also shared this legacy. The business began in 1964 as Hayes Valley Hardware, Heating and Plumbing in San Francisco. The business moved to the Southwood Shopping Center at Orange and El Camino in South San Francisco in 1966, leaving Filmore behind.
While attending Arch Bishop Riordan High School, Denis started working after school and on weekends at Southwood Hardware, Plumbing and Heating, where he supported his father and his partner, Bill Sylvia. In 1981, after graduating from Riordan High School, Denis took over a partnership in the company from Bill Sylvia. He then dedicated himself to full-time work in the company. Denis is a Certified Plumbing Inspector and has instructed apprenticeship courses at San Mateo Adult School through the Plumbing, Heating, and Cooling Contractors Association. Denis is also a certified backflow tester with the American Water Works Association. Denis possesses a C-36 Plumbing License from the State of California and a C-20 Heating/HVAC License. Denis loves to fish and has been married for two decades.

Just had my water heater replaced today by Carlos. Right on time, friendly & answered all my questions. Never complained about the 20-stairs !! It only took 2-hours. I was VERY pleased with the service. EXCELLENT JOB !!!! THANK YOU CARLOS !!!!

My second experience with Southwood dealing with a very serious clog affecting all water-related functions and left the tub filed with disgusting back up. My suspicion was that it was tree roots again and my guess was correct. Southwood sent Scott over first thing in the morning and he was a virtual checklist of professionalism; courteous, efficient and cheerful. Wound up needing a whole new toilet to replace the old damaged and worn out one and he picked it up, got it installed, cleared the block and cleaned up within a couple of hours. Same great experience as last time and that's why they get my highest recommendation.

We've used Southwood Plumbing several times over the last few years. Most recently we had a water heater installed (in January 2018) and Scott came out and did a great job, and it only took a couple of hours. Just over a week ago we had a house inspection as part of our house sale, and the inspector noticed there wasn't a third retaining strap on the water heater. I called Southwood and with a hour Scott came out and installed the additional strap - at no cost! I have no hesitation in recommending Southwood.

Here's an update, not sure if it'll keep the rest of my previous review...but Southwood Plumbing is fantastic and they are the only plumbers I will use. Since my last review they've installed 2 new toilets, fixed a nearly broken sink trap, and diagnosed a dishwasher problem, among other things. You really want these folks for your plumbing problems.

We have had Southward Plumbing to our home for repairs. Both time (to unclog drains), the owner showed up on time and went right to work. The first visit was to unclog a bathroom sink drain and that was done in very short fashion..no problems with that drain since. The second visit was to unclog kitchen sink drains (double sink, 1 with garbage disposal) which has been an off and on problems requiring calls to different plumbers but has never resulted in permanent fix. However, this time we are very encouraged by the time, effort etc put into unclogging this persistently difficult drain. We are very happy with the quality of attention, and work from Southward. So pleasant to work with them..would certainly recommend and of course use them again.

They are robbers in my eye. They cut a wall open to detect leak which they found right away. The contractor that had done the plumbing had to repair and patch wall and paint. They still charged 450.00! Robbery!! When I called about it they hung up on me.

It might be because of new ownership but I have placed calls with this company several days ago and they don't even have the courtesy to call me back. The same problem happened last year as well and it's become quite frustrating. I was hoping they would come and service our furnace as the unit is not working, especially during this cold month of Dec.
I can't help but think what would happen if you hired this company and they promised you a guarantee for service and parts. You would never hear back from them. Fortunately for us, I was able to acquire a ""custom service"" oriented company that corrected our problem.
I wish I could recommend Southwood Plumbing & Heating but at this point, you could not pay me to hire these guys. They wouldn't return my calls anyways.

Had 2 original toilets in a SSF rental property that would ""run on"". I replaced the flappers several times and the problem would be resolved for about 6 months, then I would have to do it again.
Called Southwood and gave them the history. Asked them to do whatever it takes to make the problem go away, including replacing the toilets if necessary. They replaced the flappers (and had to run to the store to get them!). Within 2 months the problem returned.
They came out again. The plumber was wishy washy about the fix, so I had him replace all the mechanical components inside the tank. Again, the plumber had to go to the store for parts. After completion, I realized he had only replaced the flush unit, not the fill unit (what part of ALL components did you not understand?!) He could not rule out that the fill valve could not be part of the problem, so he drained the tank (again!) and replaced the fill unit. I was billed $287 with a $150 credit for the first visit. The bill included a note that due to the age of the toilets, they will need to be replaced if the problem returns.
I don't hire plumbers to hunt and peck to resolve a problem. I can do that myself.
Southwood is a local company and this is a tract house. They knew the toilets were original before they came out the first time. At the very least, they should have had the parts on the truck. I was quite clear, I wanted the inconvenience to my tenants (and myself) to end. If they said that required new toilets, I would have authorized it (in fact, had authorized it) without hesitation.
I didn't hire plumbers to encounter more aggravation then when I was doing the work myself. This is exactly what happened using Southwood.

I had a 100% excellent experience with Southwood Plumbing. Even though I was coming in from out of town on short notice, they were able to accommodate my schedule. Scott Miller, the plumber, was quick and efficient, respectful and competent. Every one of our issues was solved in a minimum amount of time. I am totally happy and would highly recommend Southwood Plumbing
