Based in San Francisco, Denis O'Halloran leads the company as owner/operator. His father, Frank O'Halloran, also shared this legacy. Originally founded in 1964, the business was known as Hayes Valley Hardware, Heating and Plumbing in San Francisco. In 1966, the company relocated from Filmore to the Southwood Shopping Center at Orange and El Camino in South San Francisco.
During his time at Arch Bishop Riordan High School, Denis took on a job after school and on weekends at Southwood Hardware, Plumbing and Heating, where he supported his father and his partner, Bill Sylvia. Upon graduating from Riordan High School in 1981, Denis acquired a partnership in the company from Bill Sylvia. At that point, he committed to working full-time in the business. Denis holds the title of Certified Plumbing Inspector and has taught apprenticeship courses at San Mateo Adult School in collaboration with the Plumbing, Heating, and Cooling Contractors Association. He holds certification as a backflow tester from the American Water Works Association. Denis possesses a C-36 Plumbing License from the State of California and a C-20 Heating/HVAC License. Denis loves to fish and has been married for two decades.

Inefficient
Doesn't listen to Customers
Won't use again
Had 2 original toilets in a SSF rental property that would ""run on"". I replaced the flappers several times and the problem would be resolved for about 6 months, then I would have to do it again.
Called Southwood and gave them the history. Asked them to do whatever it takes to make the problem go away, including replacing the toilets if necessary. They replaced the flappers (and had to run to the store to get them!). Within 2 months the problem returned.
They came out again. The plumber was wishy washy about the fix, so I had him replace all the mechanical components inside the tank. Again, the plumber had to go to the store for parts. After completion, I realized he had only replaced the flush unit, not the fill unit (what part of ALL components did you not understand?!) He could not rule out that the fill valve could not be part of the problem, so he drained the tank (again!) and replaced the fill unit. I was billed $287 with a $150 credit for the first visit. The bill included a note that due to the age of the toilets, they will need to be replaced if the problem returns.
I don't hire plumbers to hunt and peck to resolve a problem. I can do that myself.
Southwood is a local company and this is a tract house. They knew the toilets were original before they came out the first time. At the very least, they should have had the parts on the truck. I was quite clear, I wanted the inconvenience to my tenants (and myself) to end. If they said that required new toilets, I would have authorized it (in fact, had authorized it) without hesitation.
I didn't hire plumbers to encounter more aggravation then when I was doing the work myself. This is exactly what happened using Southwood.

I had a 100% excellent experience with Southwood Plumbing. Even though I was coming in from out of town on short notice, they were able to accommodate my schedule. Scott Miller, the plumber, was quick and efficient, respectful and competent. Every one of our issues was solved in a minimum amount of time. I am totally happy and would highly recommend Southwood Plumbing

Well all I gotta say is I'm surprised these guys are not 5 star from everybody yesterday I had Steven an employee of Southwood for about 20 years or so fix our Plumbing problem we had that was a nightmare to say the least not to mention unnecessary and very problematic. One doesn't appreciate having water with just the turn of a handle until you really don't have water AT ALL smh. So basically Stephen came to our house and within an hour hour and a half 62 problems that I had was able to diagnose and pinpoint the problem almost instantly and got to work on the problem and didn't excellent while explaining the situation how it occurred very courteous respectful and very knowledgeable this guy was... the ""GO-TO GUY""for sure. I mean I'm a customer with Southwood for life just because of how EXCELLENT this guy's customer service and service in general was. He made my entire family's life that much easier. Southwood should be grateful to have such professional and great employees. never been a yelper but this guy definitely went above and beyond from start to finish BBB+ in my books.

My hot water heater went out and I was looking for an honest and reputable plumbing company to replace it. Kathy Stupi at Southwood Plumbing went above and beyond for me getting Southwood technicians over quickly to replace it. The Plumbing techs did a fantastic job!!! I would recommend Southwood Plumbing to friends, family, and community. I was very impressed with the service, friendliness, and expert work they performed. I will never use another plumbing company! Thank you, Southwood Plumbing!

Don't even bother to look up the phone number for Southwood Plumbing - they DO NOT return phone calls. If you want an incredible plumbing company, look up Certified Plumbing and Rooter. Jesse, the owner is the man!!! He is a great plumber and can diagnose your problems immediately. He charges fair prices and will contact you immediately. He usually shows up the same day you call him. FORGET SOUTHWOOD ..............

I have been using Southwood now for about 6 years and they have been great for all the jobs big all small at my 5 unit building. Most recently they diagnosed and solved a sewer issue with roots in our main line and installing a pressure system toilet that saved us $1,000's of dollars compared to other companies that were suggesting a more extensive job. Highly recommended.

This is our go-to plumber for all clogged drain issues. We've been dealing with Southwood Plumbing for a long time. Love that it is a family-owned business. When you have a clogged or slow drain, it isn't the greatest situation in the world. Southwood has always responded as quickly as possibly - and their technician Scott works hard to figure out the problem and work efficiently and effectively. Much better than the larger companies that advertise a lot (and cost a lot more)!

I had high hopes for Southwood but boy did they let me down. I called for a price on a garbage disposal. The woman in the office said she would contact their supplier and call me back with the price. That was 2 weeks ago. After a couple of days i called again & she said that she hadn't heard back from the supplier. A couple more days passed & i called again - thus time she says the Insinkerator 880 is not a common one so it's taking longer to get information. A couple more days passed and i called again. This time she says that Dennis has the information and he gives customers the prices so she would not give me the information. And he would call me when he got in that same day. He did not call. I call back the next day and i'm told that Dennis is now out with a migrane and still she cannot get the information from him to give me.
I called another place which gave me a price on the spot and has 3 insinkerator 880 disposals in stock. So it is not an odd request nor a difficult task nor an unusual model disposal like Southwood made up to make excuses for their incompetence and delays. If they cannot even provide a customer with simple pricing information in a timely manner, i can't trust them to work effectively.

TERRIBLE service.
I am an accountant in San Jose, CA and I called in to make a payment for an important client of mine who owns many popular businesses in the Bay Area. This was my first time dealing with Southwood Plumbing and Heating. The receptionist, Kathy Stupi was extremely rude, disrespectful, immature and unprofessional from the very moment she answered the phone! She apparently is also the AR person as well as claims to be the manager, which makes the situation that much worse. A person with this kind of customer service should NOT be dealing with clients or people in general! And she's the manager?? Eeek..
Miss Kathy is definitely the reason why my client will never use Southwood Plumbing and Heating ever again and will definitely be spreading the word around our community about our terrible experience. Reading the other reviews for Southwood Plumbing and Heating, other customers seem to have the same feedback about the horrible service.
Shame, shame, shame...

The guys at Southwood Plumbing are awesome! We had a water heater problem. They had to come out twice for it and only charged us for one visit.
Rheem had sent us a defective part. They could have billed us for the labor for 2 visits for an 1.5hours each but only billed us once. They get the job done for a fair price. Steve is the man. Southwood is are go to plumber.
