We had a major clogged running from her house to the street. Within a day Sebastian was there fixing our problem with a great attitude. They are very tidy and affordable but best of all they are quick to respond.

Because of the ratings of this company, I was extremely hopeful that I would receive excellent care and honest communication. Although I did receive prompt communication, I ran into a road block when asking questions about pricing. Scheduling was easy and readily available, but when it came down to sealing the deal, unless I was willing to sign a blank check to the cost of fixing my problem, then no go. I asked specific questions about the cost of materials, and got no answers. I received an ""I don't know"" when asked how much the cost of materials might be. Sorry... but I can't write a blank check to get my issue handled. Can anyone Else? Labor cost quoted was extremely fair, but not knowing material costs when asked and not disclosed is not ok.

I told this to Sebastian and it's true, we hit the jackpot finding him and his team for our plumbing issues. As a new homeowner, all sort of issues arise in the first year. We knew we had to take care of some plumbing issues which had been the cause for many other issues. I was worried about finding someone I could trust because much of the big job was in the tiny crawl space and that area of the home is a mess with wires, previous rodent activity, old pipes, etc and an area of the home where I feel still uncomfortable going.

I found SAS through a recommendation and Sebastian was super thorough in explaning what was going on. He recommended not patching the pipe but replacement of it as issues arise later. Sure enough that piping was a mess the whole way down and had been leaking and re-patching itself for a long time. I can't believe we were drinking and using water from that pipe, it was nasty.

He also helped us with some other issues around the house that weren't functioning or that needed updating for safety reasons.

Sebastian is very experienced, works so hard, super friendly and is fair and honest. We seriously feel very lucky and grateful to have met him and have him help us with out home. It's rare to find good people like this that you click with.

SAS Plumbing was recommended to assess a tankless water heater system that was installed on my personal residence and never functioned correctly. SAS quickly identified the issues and explained in detail what needed to be done and why. SAS completely rebuilt the system and it now functions flawlessly. I have been a General Contractor for 20+ years and the speed, efficiency and quality of the work performed shows a level of experience and professionalism that is rarely seen in the trades these days. I hired Sebastian to do two fixes: replace the fittings on my water heater and stop a leak under my bathroom.

He replaced the water heater fittings but told me he couldn't fix the leak under the bathroom because there were too many leaks and suggested I repipe the entire house.

I asked for time to get a second opinion.

He charged me $380 to replace the pipe fittings and $300 for the inspection.

After calling several other plumbers for a second opinion, most of them were going to do free inspections and the ones that were going to charge me were only charging $100 and would waive that if I hired them to fix the leak.

I called Sebastian to complain and he said he would refund me the $300, but only refunded $150.

It turned out the leak under the bathroom was caused by the toilet and another plumber fixed it in under two hours and charged me $500. That included a fungicide treatment on the wet wood.

Side note: another plumbing company quoted the repipe to cost $9k, whereas Sebastian quoted $14k.

Update: I was accused of lying in my review, including about the quote from another plumbing company. So I attached a picture of the $9k quote.

Final word: The reason I'm posting this review is because I trusted the 5 star rating for SAS Plumbing too much. I'm hoping my review will not only help future Yelpers, but also get Sebastian to be more fair and honest.

Super Plumber!

We have had lots of unexplained water issues in our complex, and many plumbers were called out by different residents. My hose bib failed and the garden hose burst on Friday night, and then my kitchen sink started leaking on Tuesday night. I texted Sebastian of SAS Plumbing and he came the next day between jobs. He was able to replace the leaky faucet without turning off the water to the complex (always a plus). It took about an hour, the new faucet looks perfect, and the price was very reasonable.

But he was suspicious about the water issues and checked the PSI. It was at 150+! That's more than double what is rated for the complex pipes. I notified management and they sent someone to fix it, but of all of the plumbers that were on site recently (probably because of the PSI!), Sebastian was the only one that caught this potential emergency. He saved a lot of money and hassle for the complex, too, because a pipe absolutely would have burst somewhere else if he hadn't caught it.

He also coached me on repairing the hose bib, and I was able to fix that myself! That's a super plumber! No wonder he's my go-to guy.

I needed a water heater replacement, Sebastian arrived on time and gave me more than enough information on what I needed for the job. His knowledge and presentation was impressive. They arrived on time to do the work, everything was perfect when they were done. Sabastian needed to fix some plumbing that was done by another real good plumber too. SAS Plumbing is one of the best plumbing companies I've ever worked with. I have him schedules for another job later this summer. Please call SAS Plumbing for an awesome job done well. I had an excellent experience with Sebastian at SAS Plumbing. He was responsive and communicative. He let me know when I could expect him, and kept me posted about progress on other jobs throughout the day, so I knew when to expect him.

Once on-site, he and his partner worked very quickly, finishing the job in less than an hour. His bill came in lower than his estimate, which was an added surprise. And, unlike many other plumbers, he did not try to up-sell me on unneeded add-ons, to jack up his fees.

Sebastian and SAS Plumbing are efficient, transparent, honest, and do quality work. Great experience!

Sebastian was great! He was friendly, courteous, polite and knowledgeable. He also was sure to call when he was running a few minutes late due to an emergency call. Everything he said about the job made sense. He and his team did a great job. They were fast and clean. I definitely trusted him and would highly recommend him for any of your plumbing needs.

Sebastian and his team are fantastic! I have used his services 2x. 1st time was a simple garage sink repair. He is conscientious, polite, professional, and most of all very good, competent. A few months later I woke up to a sink hole(!) in my side yard. Yikes! Sebastian was very quick and responsive. He and his team did a great job. There may be lower cost plumbing services out there, but in the end you want the job done correctly. To me, that defines *value*.
