Don't work with these guys. They are going to try and sell you the Porsche of furnaces rather then fix the part. He will try and upsell you and talk fast to seem knowledgeable. Then when it is all over you will be paying 10% interest until your term limit is up. Student loan payments are less scammy then this.

Air Conditioning went out and called 5 places but everyone was too busy. Sandison said it would be 2 days and that they would call me 45 minutes before arrival. They did indeed call to let me know the time of arrival. It was an easy fix and Both Jim and his partner were extremely nice and knowledgeable. They tagged all of my water, furnace, and gas lines in the basement for easy turn off's. They also gave me a recommendation for someone else outside of their area which I really appreciated. I would totally use them again and refer them to others. The price was very reasonable.. They are also backed by Google so that is a plus....

Beware before you hire Sandison Plumbing. He put a contractor's lien on my property for work he did not complete. He knew we were selling the house. I had to hire a lawyer and file a claim through the court. Only then (4 months later), he dismissed the original lien, but I was out quite a bit of money in attorney fees. Jim Sandison knows how to work the system.
The first appointment with this company went fine. Everything was repaired that could be at that time, but as more and more work needed to be done, Jim became less pleasant to deal with. It was very hard to communicate with him. I would leave multiple voicemails and no return phone calls. One day after leaving him 3 voicemails, I decided I had enough and called another plumber who came out the same day and completed the job that it was now going on at least 1 month for Sandison to complete. The one call he made sure to return was the voicemail I left him saying we were using another plumber. That is when he placed the contractor's lien on our property.
AVOID this company. I hope no one has to go through what I went through.

Disappointed in their customer service. Jim seems great first time you work with them because they are likely trying to up-sell you to the most costly solution but if you ever need to make a follow up appointment don't bother because the customer service isn't there.

They were awful to deal with. We needed a noritz tankless water heater fixed. It took over three weeks to get hot water in our home. They often wouldn't call back. They said they sent email estimates that never appeared in my inbox. Yet somehow within hours of completing the job I received no less than 5 emails for payment. When we called to make payment, they didn't know the amount. When I called again with the amount they threatened to put a lean on my home. (I was calling to pay them!) Do NOT use them. Run the other way!!!

I am writing this review to serve as a WARNING to anyone that is looking for plumbing services in southeast Michigan. DO NOT WORK WITH JIM SANDISON OR SANDISON PLUMBING. It is my belief that Jim attempted to, and partially succeeded at, charging me for extensive work that did not need to be completed. This was in addition to several other small service failures, including but not limited to:
- Failure to provide video files of camera work on main line despite several requests.
- Failure to respond to a number of calls, texts, and emails which wound up extending project time by over a month
- Blamed his inability to respond to calls, texts, and emails, on an email getting stuck in his Outbox, despite having SEVERAL contact options and being called several times.
- Late arrival on all work days except 1. Blamed late arrival on one day on another work crew from another company. That crew was on time and professional and did communicate with him.
- Several times said he would contact us and insurance company by a certain time and failed to do so.
- Very impolite and rude when these service failures were brought to his attention. Suggested that we should only contact him during business hours despite the fact that he missed deadlines and failed to respond.

I have a very detailed outline of all the dates, work, and communication between myself and Sandison Plumbing. Unfortunately, the list of grievances is so long it exceeds the character limit of a Google review. Not sure about Yelp yet - will update to see if I can post details.

My first appointment with Sandison was fine-- James was courteous and professional over the phone and sent a confirmation email and made the appointment on time. It was for a furnace issue. Made the repair that was needed and told me about his company and went on for a while about his degrees, extra certifications, the boards he sits on, the big name contracts he has and how he stood out in the industry as a quality company and contractor. I felt it was a good first impression and talked to my husband about booking him for our plumbing issues. This appointment lasted about an hour. This experience is what warrants the one star.

A day or two later, we made our second appointment to camera and hydro jet our pipes. Because we had been having issues with it for a bit, my husband wanted to make sure he was home for this appointment. They made an appointment for 9am the next day. My husband and I took the day off of work to be present for this appointment.

9am, 10am, nothing, no call. My hubs tries to call him and no answer. Around 1030, we get a call from him, and he is apologetic and lets us know that his secretary is out sick today and she was supposed to call and let us know. He says the city had a main line water break so it was an emergency situation. We totally understand these things happen and wanted to move forward. James lets us know he will be here around 3pm, and that we should receive a call within a half hour before he arrives.

3pm, 4pm, nothing. Around 530pm, he actually shows up at our house. We have been stressed and waiting literally ALL day for some communication. At this point we have lost all faith in this guy's competence in business practice and customer service, and are reasonably agitated. We did not have time at that point to deal with this appointment and let him know that we were very disappointed and have been waiting all day on him. He spends no time trying to rectify the situation or to show remorse that he dropped the ball in communicating with us. All we needed was one phone call to reschedule the appointment, even around 3pm. We would have understood. But when he finally arrived at our door, he told us his secretary was supposed to call and that it was her fault (he had told us earlier that morning that she was out sick?), and that he had big contracts to deal with. He made it pretty clear that he did not care about us, our time or any further business with us.

He continuously made excuses and put the blame on anyone else other than himself throughout EVERY exchange we had with him that day. Not only did we both stay home from work for the entire day, we were stressed and frustrated for many hours throughout the day. The kicker was when he arrived and made us feel like we weren't worth his time, after we had taken his word for how great of a company his was in comparison to others in the industry. His attitude was extremely condescending and poor. We were honestly, flabbergasted. He talks a huge game on great skill and a breadth of knowledge but the proof is that he is extremely lacking on communication, transparency and customer service. His services seem very hit or miss. I would not ever risk having this terrible of an experience with a business again nor would i recommend him to others after this.

DO NOT USE THIS SERVICE!!!! I would have given him ""0"" stars, but that's not an option!
Jim took over his uncle's business, and when my mother contacted the uncle for service, Jim was not forthcoming with information that the original plumber was not the one who would be performing the service, and was no longer available.

Jim showed up to my mother's residence to give an estimate. He told her that she could not use a Moen fixture she had purchased since she currently had Delta. He talked her into buying a ""special order"" fixture from him to the tune of $300 that was compatible with Delta internal plumbing. He also quoted 2 other services to her for a total of over $1500. He then failed to return her calls for 2 days to schedule service, which caused her to obtain another estimate (from licensed and insured plumbing/heating/cooling service). She received an estimate for less than half of the price of the total job, and only just over $200 for the Moen fixture to be installed.
When she called to cancel his service, his voicemail was full, she was then able to leave a message on an alternate number for the uncle's previous business.
Remarkably, he was quick to return that call, and informed her that she was now responsible for a 20% ""re-stocking"" fee on the fixture.
He continued to harass her, calling her cell phone 4 additional times in a 5 minute time frame. At this point, I, as her daughter, stepped in to try to advocate on my mother's behalf, however Jim would not leave either of us alone.
He ended up emailing her a copy of the estimate that she signed, as his rationale that this then bound her to pay the 20% fee, but neglected to notice that nowhere on the estimate was anything stated about this fee, nor did he ever tell her anything of this fee when at her home talking her into a purchase she did not need.

Ironically, his emailed invoice contains a list of promises to the consumer including: ""NO SURPRISES: You know the price BEFORE we start the work!""
Talk about being surprised - where was the mention of a 20% fee? Definitely not there. This guy is crooked, save your time and money.
