I recommend this service. We had a problem & had 3 plumbers. The first came as part of a home warranty & we are going to cancel that now, since the service was terrible. 2nd plumber was mediocre & we decided to phone a 3rd company, which is Rooter Ranger. This person was very thorough & found roots from a tree causing the problem! More work to be done, but we trust this company! Very thankful!

HISTORY
I have owned a condo since it was built in 1996. In 2017 I bought a house and began renting the condo to a lovely couple with a one year old child. In August of 2021, my tenant reported the bathroom floor was wet. I was on travel and dispatched Rooter Ranger. They stated my toilet had a leak and had soaked the floor and surrounding walls. This would require a total tear of walls, flooring, fixtures and replacement of the toilet. As the toilets were from the original construction, I stated to replace both toilets as well as the kitchen sink and mitigate the problem. I like to get ahead of issues and update on fixtures couldn't hurt. This turned into a 4 month ($29,000) debacle as both bathrooms were tore out, the 1996 building was checked for mold (and asbestos) and my tenants had to find another place to live. COVID was blamed for the lengthy delays in between work being accomplished.
The continual phrase ""Your insurance will cover it"" was thrown around ritually, however my insurance saw things much differently and cut me a check for $10,000. I had a leak and as a good landlord, I dealt with the headaches as needed. As I was unable to be present, I accepted people at their word. I was taught the error of my ways.
THE LIES
On March 15th of 2022 (Tuesday), My tenant called to say water was coming out from under the kitchen sink when doing dishes (10am). I called Rooter Ranger. The plumber (Roy) was promptly there in under an hour at 10am. He called me 5 minutes after he arrived to tell me my cabinets and dry wall were soaked, the wood was warped, and it would require a complete tear out. My heart stopped. Two ""tear-outs"" on opposite ends of the condo in 7 months!!!! I was in shock.
I left work and proceeded to the condo. Roy met me in the parking lot and told me it was probably the Reverse Osmosis (RO) system that was leaking but he wasn't able to determine. He had called another mitigation company as I seemed ""unhappy"" with Quick Dry from last time. After Roy left, I checked my record and the invoice from August showed Kitchen sink replacement and a 2 year warranty. I called Rooter Ranger to speak with a supervisor at 2pm. I called again at 330pm. The mitigation company came out with fans at 430pm. The supervisor (Emerson?) called me at 6pm. He stated that he would send Roy back out the next morning to determine the cause of the leak, but if it was the RO system it would be on me. I filed a claim with my insurance company.
On the morning of March 16th, I went back to the condo at 8am. The fans were drying, but Roy hadn't found the leak or shut off the water to the condo. I found the problem in under 2 minutes!!!! I turned on the faucet and water came out of the hose to the dishwasher vent that had become unattached. It is a $15 part available at Home Depot.
Roy called shortly thereafter to state that he would wait for the cabinet to dry before coming to find the cause of the leak. He offered to remove the RO system completely when they rebuilt my plumbing. I BEGAN TO REALIZE I WAS BEING SCAMMED. I called my insurance company who requested I get a second licensed plumber to take a look. The second plumber took less than 5 minutes to determine the dishwasher vent was the issue. The second plumber stated that my custom solid wood cabinets (installed in 2009) were wet but not warped. I waited for Roy to return to ""find the leak"". Roy never called again on Wednesday.
I received a call at 4pm from another member of Rooter Ranger who was trying to determine the cause of leak from photos. He continually stated that the RO system was not installed by Rooter Ranger and so they couldn't be liable. I did not tell him I found the leak.
On Thursday March 17th, Roy called at 2pm to say that he and his supervisor Franco had been at the condo that morning. He stated the RO system had a tube that was not attached. Since Rooter Ranger didn't install the RO, they would not cover the damages. I asked if he found the source of the leak. He said NO. When I asked him why he left water turned on if he hadn't found leak, he had no response. I asked why he wanted the dryers if leak wasn't found, he had no response. When I finally told him that I had discovered the source of the leak, he apologized profusely. He stated he will cancel the service and contact the mitigation company. I called my tenant to let them know I would have the sink fixed tomorrow and they stated NO ONE had come by to look at sink.
Apparently ROY LIED ABOUT EVEN GOING TO LOOK!!!
For want of a $15 part and 5 minutes work, this company wanted to tear out my entire kitchen!!!! I will be contacting my insurance company, YELP, ANGIES LIST, and anyone else I can think of to let them know of this shoddy scam!!!
DON'T TRUST ROOTER RANGER!!!!!

Don't be fooled by these scammers. They quoted me a price of $47. After the technician finished he said the price was $175. I protested and he settled for $137. When I received the emailed invoice it said $47. I called and complained. They did nothing to rectify the situation. Four days, after the initial service, my drain backed up again. I called. They said they would send someone out right away. No one ever showed. BE CAREFULL!!!

If I could give these sorry bas$#@ds a negative star review I would. I found these guys through Angi's list. They returned my initial call right away and scheduled for a tech to come out and see what's going on. I had a leaking tub drain which was causing a water stain on my ceiling and another, bigger issue in the garage where a main PVC water pipe was leaking. They recommended a mitigation company to come out and open up the ceiling and the wall in the garage so the total assessment of the problem and damage could be made. The mitigation team came out and were exceptional from start to finish (WFM Restoration; highly recommend them). After the ceiling and walls were opened up, dehumidifiers were installed to remove the moisture and start drying everything out. At that point, I called Rooter Ranger and let them know we were ready for them to come back out and made arrangements for the next morning after the technician, Wiley R. had to attend to a personal thing. He sent me a text that he was on his way and to confirm the size of pipe in the garage that needed to be replaced. Three hours later, he texted me that he was at the parts store waiting on the part(s) he needed. After that, not a peep. The next day, I sent Wiley a text for a status update along with a phone call w/voicemail message and nothing. The next day, I called the main office and they said they'd reach out to Wiley and again...crickets. This sorry F&*# couldn't return a single message, but he talks a good game at the start of the project. This seems to be a common theme to company policy as I now continue to read reviews. I should have done my due diligence but I was pressed to get these issues resolved. I also blasted these people on Angi's list and made a strong recommendation they remove these idiots from their program. Long story short, I ended up getting the parts and fixing everything myself at what I would have assumed a fraction of the cost and I'm more confident that my repairs are solid. With hind sight being 20/20, if Wiley's workmanship is anything close to his and his company's with shady business practices; I'm much better off.
In summary, DO NOT HIRE THIS COMPANY. If they don't rip you off, they'll run you around in circles.
