Awesome!! Great customer service and the maintenance techs are always professional and courteous. Dave Kirk is reliable and follows up in a timely manner. I will definitely be calling PPM again for all my property maintenance needs.

I have worked for a commercial property management company for the past eleven (11) years, and Preferred Property Maintenance is our go to vendor on all of the properties we manage. They have provided us with services from plumbing, HVAC maintenance, fire sprinkler inspections, storm drain cleaning, miscellaneous repairs, minor painting jobs, etc. They literally do it ALL. They are top notch at responding to regular service calls, after-hour calls and are always reliable. You never have to worry once the call is put in. They are the absolute BEST at getting to the core issues, especially when it involves difficult plumbing back-ups. The office staff are friendly and knowledgeable, and the technicians are always prompt. They are very good at providing timely status updates and follow-up once the job is complete. They may be a little pricey, but as the saying goes, you get what you pay for, and they are absolutely worth it. I highly recommend!!!

PPM has supported our startup company for close to a year now with AC install, Maintenace on the property, AC quarterly checkouts and they have been great to work with. Quick to respond in emergency situations with fair pricing, I would recommend PPM to anyone that likes consistent quality work.

I've been working with PPM for about a year now and don't have one bad thing to say about them. They are prompt, professional, and always communicate what the issue is and their recommendations. One thing that sets them apart is that they provide after-hours service which I've had to use a couple of times and was a huge relief. When requesting service calls, they respond quickly and schedule the work within a reasonable time frame. It's also very convenient that they provide services for different trades. Definitely recommend working with them.

Do not use these guys.
My commercial Landlord uses them and offered to send them over to investigate some odd behavior from the lights. Two or three guys came, they were there about 15 minutes. They did not do any work. They said that the circuits were faulty and would send a proposal for the work.
When I didn't have a proposal after a few days, I called the GC who did the build out for my space. I should have done that to begin with but I'm all for convenience. The GC strongly disputed the concept of faulty circuits - said that was just plain wrong. He replaced the dimmer for a grand total of $89. Everything is working just fine now.
When I did receive a proposal from PPM, it was for $900 (seriously). I also received a $236 service call bill for the initial visit.
I completely understand that service calls are not free, but their price is beyond exorbitant, especially given they did not correctly identify the problem.

I would give them negative stars if I can. My landlord used them two years ago for new AC units. Within two years my compressor on AC broke!!!! Which they still charged to replace. The work was done a week later than promised and then when I called about air not coming out as previous to their repair, they said they had to charge me for service call AGAIN!
Are you kidding me?!?!?
Then the receptionist that picks up call is rude as can be.
I am just so frustrated that I have no option but to use them.
They are horrible!!!

We have been using PPM for our quarterly fire prevention maintenance for about 2 years now. They are responsible for checking all the sprinklers to see if they are working properly. The issue arose when the County Fire Inspector came and wrote us up for 3 of our sprinklers which were covered up by the ceiling.
On PPM's quarterly checklist one of the selections was ""No Flow Obstructions"". However, they failed to mention that 3 of the sprinklers had ""obstructions"" (the ceiling). When we called them up to check it out and write us a proposal they charged $375 to see their mistake, drive out here (around the corner in Irvine), and write a simple quote. Another competitor was able to do the same job for half the price. I have never seen a charge so expensive to literally look at a problem and write a 10 min proposal.
As Emily mentioned, they are indeed crooks and would avoid at all costs.

This company is full of crooks. When I first called to inquire about how much declogging a AC drain pipe cost, they quoted me at $126 an hour plus travel time. I got another quote from a different company for the job and it was $189 so I sent him away thinking this company was cheaper. When the guy from Preferred came I kept asking him how much it was going to be and he kept saying he doesn't know. When he left he charged a total of $376 (he stayed for less than 2 hours $126 × 2 = $252) and did not leave a receipt. I called the next day to inquire about the charge and they said they would get back to me. No one ever did. I called again and she told me it was due to his travel time which took him 45 minutes to get there (during the day with no traffic). Yeah ok was he coming from LA? I would never use them again and suggest you don't either unless you want to get screwed over. I will be reporting them to the BBB.

I know One of the guys that works at preferred property management and I got to say is exactly what you would think in a preferred property management kind away is very very businesslike gets down to business not one is gonna put up with a lot of golf if your rants late or anything like that just guys can get the job done meticulous got a lot of attention to detail he's gonna find the right vendors to fix your house to the right painting this is the right guy
