I can't say enough about John Kane and his assistant Daniel. We had an emergency and we were hosting a graduation party. Without running water, no party. But John and Daniel quickly diagnosed the problem, which was isolated to the water filter and softening systems. After they triaged the system they got us back up and running. They went the extra mile to get us water. I highly recommend Plumb Magic.

I own a duplex in Fredericksburg. Tenant reported a gas leak and found Plumb Magic to come a few days later. A neighbor acting as property manager was onsite to handle the appointment. Long story short, the technician misdiagnosed the issue and was about to open up walls to run new gas pipe. Luckily the owner intervened and properly diagnosed the issue.

My neighbor acting as property manager was texting with me throughout the appt. She indicated that the plumber said that he had explained everything to me. He had not. And that the estimate was being sent to both of us and as soon as it was approved, work would begin. I never received such estimate. The work happened.

My texting communication with her in the affirmative was based on her assumption that the estimate had indeed come through to me. And her communication to the plumber to proceed was based on the assumption that the estimate was in my hands and my affirmative messaging to her was fully informed. But it was not. I waited and waited for it and assumed it was still being prepared and that what she was texting to me about what they were planning to do was the best option. So I continually affirmed the proposed solution. Still waiting for the actual estimate.

When I finally got the estimate, the work had already been performed and it was no longer an estimate, it was in invoice. Rates higher than I have ever paid for gas work in either Virginia (Alexandria) or Maryland (Frederick). Basically, I lost the option to just pay the service call fee and compare pricing. Which I may not have opted for. But sometimes a property owner just wants to know that they are not being price gouged. Or that the difference in pricing is not worth the wait. Or heck, that they are actually getting good, fair, market-rate pricing!

I also had to have them fix the invoice as there were several errors. Some I let go, but I did have them change the errors in the billing and work site contact and location information.

The owner blamed my neighbor for the communication issues. And that is classic poor customer service. What people who are not good at customer service do not realize is that these small conflicts, if handled well, actually turn into strong customer loyalty because they build an actual relationship and real trust. But his last words to me during what I hoped would be a relationship-building call were that he was going to send me back to the office manager ""so we can get paid"". Wow. True colors.

My daughter just informed me that they called Plumb Magic because their toilet has been stopped up for several weeks and they were unable to get it open. He walked in with no tools, asked her if she had a plunger, then proceeded to open the toilet up. Then she mentioned her tub and sink drains, and he used her tool to get those cleared, too. He charged $260 and didn't even use his OWN tools or tell her what he would be charging. She paid him, but I advised her that she got ripped off....royally! I DO NO RECOMMEND THIS COMPANY!! BEWARE!!

Really disappointed by Plumb Magic. I had a 28 gallon well pressure tank fail dumping water in my basement. The person I spoke to was great and even the tech was nice. Until he explained to me that he wanted $2200.00 to replace the tank after 10 minutes of inspecting the work area. My eyes just about popped out of my head. I already knew the tanks retail price was $350-400 at the worst. Add in labor of 2-3 hrs. So I was thinking the cost would be under a grand. The tech tried to give me a 10% discount changing the price to 2K. He then said that he works on commission and that was the best he could do. I told him that was an outrageous price and that he needed to leave. In 10 minutes I called 3 other plumbers and was told prices to have the whole job done in a range of $750-1000. More than 50% less than what Plumb Magic was going to charge me. Lesson learned. If you want to spend a lot of money and have it to burn call Plumb Magic. If you want to get quality work and fair pricing call around to other plumbers in the area to get your estimate up front. Plumb Magic will just take advantage of you if your even slightly not sure what a fair price is. Thank goodness I did some research on what to expect on cost up front.

I wanted to follow up on this. Went ahead and hired one of the three Plumber's I mentioned below. The gentleman who was also the owner of his company was outstanding and completed the full job for $800.00. This included replacing all the fittings, switch and even added a shut off valve to my main before the tank as a future just in case. He gave some great advice at no charge. The tech from Plumb Magic had none of these customer care features with him. He was only about the money and tried to stick me with more than double the charge. Beware if you call Plumb Magic or any other franchise plumber. If they work on commission your at risk of being ripped off.

Mike was awesome! Came out to my home last minute to fix the damage Sean from Davis Plumbing and Heating (I do NOT recommend) did. I'd been out of hot water for a week dealing with Davis Plumbing. Teresa from Magic Plumbing answered the phone & was sympathetic to my problem. Teresa called me back immediately informing me someone will be at my house between 3pm-5pm. Mike called me at 2:45pm letting me know he was on his way. Mike arrived at my house at 3pm. Mike diagnosed the problem immediately (a cut wire) which was fixed within 2 minutes. Mike & Daniel were professional, knowledgeable,wore gloves, explain the process to me, showed me the components of the hot water heater, repaired the damage! I have hot water &I'm one satisfied customer! I high recommend Magic Plumbing!
