My project has been in their office for over 2 months. They finished the initial design in 1 month. I then received corrections from the city and that is when it all went down hill. I submitted my simple corrections to them and event paid more money to add 2 other sets of plans required, HVAC and Electrical, paid half and was told they will be ready in a week. Two weeks past and I got my plans. I paid the other half the money that was due. Just to find out that they did not do the correct plans nor any of my corrections. Now here we are 3 weeks later after many calls, emails, and even a visit, being very patient and nice might I add and nothing. They just keep telling me oh tomorrow. Now this time lapse is costing me money and is making my dream home project a nightmare.

Been using perfect design for my title 24 for 20 plus years. turn around time is super fast and staff is attentive to details. when I have comments from the city plan checkers they have corrected sheets for me within a couple of days. which is key on tight deadlines!

I see people complain about waiting for the drawings. fyi I've never waited more than 10 minutes to pick up my drawings. I've personally had them do 30 plus jobs for me. the main thing is to call ahead of time or shoot them an email to confirm your set is ready for pick up....just speaking from my experience.

Came to assist with my boss. Knowing my boss, will have to agreed with everyone that the price are the best here if we coming all the way from Venice and Melrose. They are really busy, no point of having a conversation with them and let them focus on their job; they speak quick Chinese-Mandarin and take notes as they debate and go. They have grey hair, that means they have experience in their work field. They get the job done quicker when waiting in person.

Slow. Slow. Slow. I was promised on the 14th of July. The date I'm picking up is the 31st of July. I get here, pick up half my order and pay the remaining balance. I am currently sitting in their ""waiting area"" for the past 45 minutes waiting for my title 24. Some guy behind me was able to get his before me. Stay away. I'm sure there are more reliable business's out there.

I needed some corrections. Came in last week on a Wednesday to get it done. The place was a mess, people waiting and phones ringing and plans laying all over the place. Got to speak to Raymond briefly, he barely listened to what I had to say. Then he told me he needed an additional $300 to cover the labor expenses of these minor corrections even though I overpaid them by about $400 already. Ok so I paid. He told me Friday. Then he told me Monday. Then he told me Tuesday. On Tuesday he told me Wednesday. I told him I was going to come in. He said ""no no"" and I told him I can't afford to wait anymore. I told him I'm burning $500 a day and they couldn't care less. So he tells me it will be ready Wednesday morning. Well, we'll see...

This is just a poorly run business with empty promises .Their work leaves a lot to be desired. I've got an engineering plan that is missing a water heater for our plumbing system, we were supposed to have 2 and the put only one. This is even though the health department required 2.

It's very difficult to communicate with them. They are overworked and have comprehension problems.

I used Design for Restaurants Plus for mechanical and electrical and would recommend going with them for all your plans.

They required full payment when you pick up the drawings.... Please please please avoid this. Once you submitted the drawings to plan check and got corrections request back, they would NEVER correct it for you. Raymond Zhong is the most unprofessional engineer I've worked with, he never hold onto his words and promises when it comes to finishing corrections. ('Ok I'll finish it today' how can a professional say that everyday for two weeks but never get it done?)

If I could I would give them 0 stars. The worst service ever!!! They are not organized, they draw plans not to code, and they don't speak English. It was awful working with them. They not only held my project, but they also took no responsibility AT ALL for their work. AWFUL! I am complaining to the State next.

If you are looking for someone to chit chat with this is not the place. Their prices are the best and they are super busy. I have used them for two years and they get my T24 done quickly and I have never had a problem in plan check. Selena has always been courteous and professional. What more do you need...
