I was anticipating giving Patterson a 5-star rating after he successfully cleared a kitchen drain in my rental home that another plumbing company was unable to clear. It's what happened next that changes my review.

The process of clearing the drain revealed that the cast iron drain pipe was severely and extensively corroded and given the age of the house it was likely the drain pipes for the entire house were in similar condition (the house is raised with a crawl space underneath so the drain pipes are accessible). So I asked Mr. Patterson for an estimate to do a full drain pipe replacement project.

After comparing all estimates which ranged from $6K to $8K, I settled on Mr. Patterson whose bid was toward the higher end. Via email I accepted his estimate and authorized payment for deposit of 1/2 of the project price. Also via email Mr. Patterson agreed to the job and set the beginning date. He then notified my tenants of the start date and the hours he would need access to the home, and added ""If you have any questions please let me know. We'll see you then!""

Subsequently I sent several follow-up questions to Mr. Patterson, and my tenants asked a question as well.

The following day I received email from Mr. Patterson informing me that ""I am going to cancel the scheduled job at this time. I feel like too many unanswered questions keep arising and the job scope is still revolving. I need to focus more attention on my other existing projects at this time.""

Perhaps this was a blessing in disguise. For Patterson to use ""too many unanswered questions"" as an excuse to renege on our written agreement definitely raises questions about how the actual project might have been handled.

Two thumbs up for Patterson Plumbing. Great people, very friendly and professional. Did a great job for us when several older drain parts needed replaced: They responded fast, did what needed done, and gave some great suggestions without being pushy.

I do not give 5 star rating very easily or often but I highly recommend this plumber! Not only is Ivan the consummate professional (fast and regular communication, arrived when he said he would, polite and courteous) but he is very skilled and knowledgeable. He solved a very vexing plumbing issue, that others had misdiagnosed, effectively, expediently and cost effectively. He is an extremely hard and fast (I literally saw him jogging back and forth from my house to his truck) worker and I appreciated how he genuinely seems interested in solving the issues rather than driving up the bill. What a refreshing change of pace. Thanks Ivan!!

Really great guy. Had him out to fix a clogged kitchen sink drain one day, he was in and out in a jiffy and rebuilt the drain system to be more robust. Great price. Had him back today to fix a leaky bathtub faucet and again he was fast to show up, good price, fast to get the job done, and a really good guy. I won't hesitate to call Patterson Plumbing the next time I have a plumbing issue!

I called around 2pm and got a same day appointment... Which to me is pretty amazing! Ivan was very polite and professional. The work was done pretty quick to. I'm defiantly going to call them from now on!

The hot water faucet in the kitchen refused to shut off. The only way to get the water to stop was to turn off the valve under the sink. Called Patterson Plumbing, they were there the same day, right on time. Diagnosed the problem quickly, Out in less than an hour, leaving no mess behind. Doesn't get much better.

Had a leaky copper water supply pipe in my crawl space. Called Patterson Plumbing on a Saturday morning and a short time later Jose showed up. Very nice fella. He had to crawl in that wet/muddy/sticky Lemon Grove clay soil under my house to get to the leak and he did it with a smile and get'r done attitude.
In less than 1/2 hour the leak was fixed.
The cost was very fair.
I've had other plumbers over and it wasn't always a good experience.
Jose was a trooper and I will definitely call Patterson's if I need more work in the future.
