Had work done in North Dallas and was VERY EXPENSIVE for the results. Was told work needed to be done immediately but they left a tunnel under the house that the city said had to be filled. Why say something needs to be done and then leave a tunnel under house? Just not the standard of work that you would expect from a large company.
This is a legitimate compliant against your work as you left a tunnel under our house in which the city had to issue a warning to fill or risk a fine. That is an exact detail as to what happened.
That in its self is why the one star review is legitimate. This doesn't even include high pressure sales, high cost, and bad customer service.
Look at your other reviews - there are many one star reviews besides this one. Look at my other reviews, they are mostly positive. I give more than fair reviews of service, quality, and value.

Olshan came in and took some measurements inside my house. They then sent me a plan of the house with numbers shown on it together with a proposal to repair. This is all well and good, but they could also explain exactly what the numbers on the house plan actually mean. This way the potential customer would be better informed of the nature and exactly where repair is needed.

The sales rep told me to have my plumbing done prior to Olshan doing the foundation. Olshan totally screwed up the 12k worth of plumbing I did and is now saying they don't cover plumbing. I spent 75k with Olshan and now have to spend another 7k that Olshan broken when the were doing their piers/tunneling. Do not use this company. Buyer beware!

Very professional and friendly personnel at all levels.
Work was completed very quickly including a very thorough clean up of thief work areas around the house. Any plants they have to remove are replanted. Very good touch.

Olshan gave me a quote for some work that was over double (nearly triple) what 3 other reputable companies gave me. When I asked why the price was so high, they didn't have an answer. I spoke with the sales manager a few days later who quoted me more than 10% less than the prior olshan rep. When I asked the rep why the price was so high compared to others (and even within his own company), he told me he didn't know and that the other quote with olshan must have just been a discount. Olshan's warranty also basically states that if the issues persist, even after their work is completed, they can't be held liable. It also took several calls for them to explain their warranty and any financing options since they do not return calls in a timely manner. They like to hide multiple additional fees (hidden in the fine print) that aren't included in their estimates, which will drive up their price even higher so be sure to thoroughlyread any contract with them prior to signing. I can not stress enough that you should shop around before being upcharged by this company.

Olshan did a bad job and didn't honor their work. Had to find another company to come out and fix their poor work.

The biggest mistake one could Make is trusting Olshan foundation
Because I had two small cracks developing in the wall' sheetrock inside the house, I called Olshan Foundation Repair of Dallas, the so-called 90 years old company which I later discovered from Official public records that it was formed on Sep/09/2004 in Dells, and on12/31/1996 in Houston. Clearly the alleged 90 years history seems not to add up. WELL, I did sign a strange locking contract and waited for the day in which the repair to be done... I wish I didn't!
Olshan - sent me a bunch of hardworking, ground-digging people who are recently hailed from El Salvador. Perhaps they are very nice bunch of strong guys who can did holes in the ground fast; however, they are surely neither educated in engineering, nor in foundation repair, nor were they equipped with engineering drawing, instructions, nor were they supervised by a professional.
OLSHAN charged me $650 dollar for alleged engineering, that is FRAUD - There was no engineering blueprints, no engineer to supervise, no engineering guidance or written instructions to the workers, and certainly no one to coordinate the random guessing each of the workers had to do on his own as to how much to jack-up the house, where, and how the foundation should be moved - it was a profound negligence and absence of coordination. THE RESULT WAS A COMPLETE DISASTER, as walls became separated from ceilings, doors came stuck jammed-in could not be open, and floors caved with the two small cracks for which the foundation repair was called turning into 39 huge cracks inside the house, and 11 cracks developing in the break walls outside.
In addition to the structural damages, Olshan's destructive unprofessional and unsupervised workers caused damages to the plumbing of the house which initial repair estimate is in exccess of $22,000
The complete chaos by the uneducated, unlicensed, and uninsured contractor hired by Olshan to handle hundreds of thousands if not millions worth of real estate resulted in almost full destruction of my house. The good-ole crew gathered by the greed-driven Olshan were instructed to finish the job in about six-hours... Well, Olshan needed to profiteer from doing the biggest number of contract regardless shady work. THE UNSUPERVISED WORKERS, each relying on his own guesses are all you get for your money when you trust Olshan Foundation Repair of Dallas THIS IS MY OWN EXPERIENCE, IT IS NOT A STORY
AVOID FALLING IN THE OLSHAN TRAP LIKE ME,
BEFORE YOU SIGN WITH OLSHAN ASK TO SEE LIABILITY INSURANCE ON THE CREW COMINHG TO YOUR HOUSE, ASK FOR THEIR QUALIFICATIONS, ASK FOR THEIR STATE-ISSUED CONTRACTOR LICENSE; perhaps you should ask for THEIR NAMES... Olshan had no idea who was coming to repair my foundation... Olshan did not care as long as the cheapest contractor who can do the shady work fast is found and hired by Olshan. My experience showed me that Olshan greed is endless, and Olshan's only objective is profiteering at the homeowner's expense with complete disregard to integrity, professionalism, and safety.

Olshan came out and did my quote and was on time. When it came time to do the work, everything went great! With a super dry summer here there may be a small warranty adjustment needed, and they will be back out soon to take a look, but very pleased with the outcome.

I met the salesman and he referred me to a structural engineer. That engineer determined I needed 40 piers to fix my issue. That is a lot of piers and a lot of money. However, I followed the engineers plan and hired Olshan to repair the foundation.
After they dug out 40 holes for the new piers they began leveling the house. The work was only partially completed and when I asked them about the other half of the house and they said they were finished. They said they could not level the house, only stabilize it. About 20 of the piers did nothing to fix the problem but they refused to accept any responsibility. They said they followed the engineer report and blamed him even though they referred me to him in the first place.

These folks suck! I had an appointment for a month and a half to repair our driveway and my neighbors driveway. They called to confirm a week or so out so I took an earned PTO day to stay home for the repairs. Called mid morning to check on a time and was tld we were on the schedule at noon but the machine was broken and they were trying to repair it. Called at 2pm to see what was going on and told the machine was still not working (a borrowed machine because theirs was damaged in a wreck) so wanted to reschedule after I wasted a PTO day. Horribly unprofessional, non-communicative company. Nolan Ryan would be well served to remove his endorsement of these clowns.
