Very disappointing. We worked with this company by recommendation of our agent who was also very unprofessional. Like others have said, they show up early without telling you and then do the ""inspection"" while you're not there. When you do show up they give you a brief walkthrough, and try to glaze over the things they ignored.
Our inspector overlooked a lot of things. He ""couldn't find the attic access"", so he didn't inspect the attic at all. As first time homebuyers we didn't really know what to do so we just went along with what he said. Turns out the attic access wasn't hard to find at all. There was water damage in our bathroom ceiling that showed up on his scanner, but he could have documented it much better by inspecting from the attic, which wouldn't have been difficult at all had he actually done his job. With a proper inspection we could have better negotiated the problem with our sellers, which they ended up not properly fixing.
Nook & Kranny were recommend to me by my agents. After 530 dollars to inspect the house we were about to buy, he did not do a good job of walk through as a result, the garage panels broke the first week we moved in. He never showed me the cracks in the garage door and those cracks in the garage panels ended up making the door collapse and that cost me 750+$ in replacement. This is negligence, again, after charging me 500+ dollars, one would expect, the major stuff to be shown on a walk through. I will not recommend them to any one, and I personally will not use this company.
Went with this home inspection company when we were purchasing a home out of state. We needed them to be very thorough. They were not. I could have paid a guy off the street $20 to walk though our house and he probably would have done a better job. There were so many things missed. The company offered to make it right and I haven't heard from them since. Guess that was an empty guesture to keep my realtor happy. DO NOT WASTE YOUR MONEY WITH THESE PEOPLE!! Go with a licensed company. You'll be glad you did.
Nook & Kranny's oversight literally cost me thousands of dollars. Save your hard earned money and DO NOT use Nook & Kranny. The furnace unit in my attic did not have an overflow pan, which would have prevented me having to replace my ceiling just a few weeks after moving in. The unit in the attic was deemed as an improper installation by the home warranty company, which in my mind should have been identified during the inspection done a few weeks earlier by Nook & Kranny. There was no mention of a missing drain pan in my report, which I've since been informed is a code violation for an attic install. After the leak caused the damage, I got up in the attic, and I could see the clear blue sky through the vent pipe, which was another oversight on their part. If you use them, you are simply paying them to walk around the house and say ""yep, this looks good."" They will simply point out the year and make of your appliances, tell you that you need an expansion tank on your water heater and that's it. When you pay someone to do an inspection, you are trusting them with the home you and your family will be living in. Nook & Kranny was a complete waste of money and took ZERO responsibility for the issue.
John C.Horrible inspections! My agent said they were good, I liked the one I used 3 years ago but she insisted they were great.
Almost $600 dollars to inspect a 2 story home with a pool in the back. They didn't even check the outlets, drains, sprinklers, cracks on the side of the house. They even turned off circuit breakers in the basement which ticked off the previous home owners.
For the pool they stated there were issues and couldn't even turn it on, they had no clue what to do on a pool and it was in perfectly working order.
I tried to settle this with them over the phone but I only get the run around.
Check out their Better Business Bureau ratings, it is worse than the Yelp ratings.
Vyacheslav K.This company is horrible please do not use them. They overlooked a majority of major issues, and ignore you when you try to resolve mistakes on their end. They use a third party company to correct any issues, the third party only communicates through a forum. And they take 7 days to respond to each message. Go to their Better Business Bureau and you will see several examples of their horrible service. They conduct their business by showing up a couple of hours before their scheduled time, and present you their ""inspection"" report. THEY WILL NOT DO IT WITH YOU. Myself and several other coworkers are victims of their so called inspections. Save your money and go somewhere else.
Cory T.Nook & Kranny performed a home Inspection for us and did a wonderful job. Justin and Hunter were great to work with and were very knowledgeable about the state/condition of our older home. We had a full report with color pictures and recommendations within 30 minutes of the inspection. The only bummer is that we had some unseasonable snow and they were unable to perform a roof inspection that day. To have them come back out will be another $75.
Had a home ""inspection"" done by this company and I use that term lightly. During their inspection, they overlooked a bowed door frame, door swelling and water damage underneath the sill plate; due to simply not opening one side of French doors. They also labeled our dishwasher as working, when clearly it hasn't worked in quite some time. Our gas fireplace was also labeled as working even though the blower does not work nor was that issue covered in the inspection.
I suggest you meticulously watch and document your home inspection if you choose this company
