CAUTION... If your are looking for a company you can trust with your home, health and wellbeing. Do not hire M and L professional services. This company is literally the worst. Aggreges isn't a strong enough verb to describe how horrible Lupita is.
Lupita one of the owners, single handedly devastated my boyfriend and I's life. We have been homeless for 3 months and are in major debt due to her negligence. She ignored city, state regulation which lead to our entire apt getting contaminated with Toxic Mold and Asbestos.
Lupita's ineptitudes caused us to lose everything we own to toxic mold and Asbestos contamination. Our apt was affected by a long term underground slab leak. CTM our property management hired them for mold remediation. M and L is not certified/licensed for this scope of work.
Lupita's ability to cut corners disregarding state laws, and city regulations, like permits, Osha and environmental surveys. This company put our livelihood and health at risk.
In addition she also decided to disregard standard procedures.
NO containment
NOT all damage materials were removed.
NO sanding
NO sealing
NO testing was done
NO AC ducts were cleaned or replaced
we were cleared to move back in 3 days later without habitability being proven.
The worst part isn't being displaced for 3 months or the debt from paying out of pocket. Its being lied to. Lupita looked in our eyes and told us we have nothing to be concerned about. She told us there was no mold, even though we saw it and have pictures of it. She said it was just dust, mold is in the air and its fine. She again looked in our eyes and said she cared about our health. To reassure us we were given ""special treatment."" Hepa filter will run for 72 hours and that will clean our apt. she stated that these filters have the ability to pull all contaminates out of our couch, mattress, walls and AC ducts. Another lie.
Both CTM and M and L was eventually forced to conduct air quality test to establish habitability. Which they refused to share. Then CTM demanded we enter the unit and pack our belongings. In order for M and L to do the repairs. With absolutely no trust in CTM or M and L we decided to conduct our own test which confirmed toxic mold and endotoxins. We then spent 2.5 days packing.
Luckily another vendor was hired, fortunately they required an asbestos survey be done as per code 1206*. Neither M and L nor CTM could ignore APCD survey confirming asbestos contamination. This lead to our stuff being destroyed after being forced to pack it all up.
If we would have trusted M and L we would be living in a uninhabitable home. Or we would have moved to another location with our contaminated property. We could have ended up with long term health affects from mold and asbestos. We can replace the material loss. we can get out of debt. We may not get back our health. Instead of being descent humans and caring about us as people, respecting our home. This company is willing to lie and cover up there mistakes to save a little time and money.
We were not the only tenants affected by the slab leak yet they were handled completely different. None of the other units were tested, treated or cleaned. Hopefully none of these people develop health problems down the road. I truly hope I'm wrong, and these people have nothing to worry about.

These guys have horrible customer service and bad attitudes. They seemed like they did not want to help and had me waiting forever to get some resistance. Is advise looking elsewhere if you need these services. They might treat you like trash like they did me.

These guys have terrible customer service. They treated me with so much disrespect and ignored me as other customers were assisted. I told them what I needed done and they said go to craigslist you can find a guy to do it in more of my price range! I said excuse me what do you charge sir? How do you know I can't afford it? I know it was because I am a young black male that they just treated me like a homeless person. It was so embarrassing. Even other customers said he was here first. They replied we just want to help out the customers that seem like they came in for something. I told them my job and then they finally tried to assist me. Needless to say they did not get my business and lost 3 other customers that day. I hope this post steers all the customers away from this discriminative establishment. I'd hate to see anyone else get embarrassed the way I did.

I manage a property in south San Diego and use M&L to get vacant apartments ready. They are always professional and accommodating when I schedule. I've tried a few different cleaning companies and they do the best job. The apartment & appliances look and smell great when they finish. Never had anything other than a great job from them.

I will start off by saying that I did not hire this company to do any work for me. A neighbor of mine had their carpets cleaned and after they packed everything out of the unit, the 2 service technicians dumped their waste water in a storm drain under their van. I was unloading my car at the time and when they saw me, noticing them dumping into the storm drain , one technician said to the other, ""turn the water off"". I contacted the company and they assured me that they were going to write the employees up and make sure it didn't happen again. I never got a chance to ask my neighbor if they charged her a reclamation or recycling fee but if they do charge for that on an invoice, I'm almost positive they didn't contact my neighbor and credit that charge back to her. I run a small business and it really makes me mad when other companies cut corners in order to keep costs down. I'm sure this isn't the first time they have done this but maybe the first time they got caught red handed.

.My 86 year old mother moved all her furniture onto bed, into kitchen, etc. by herself. She got up at 6 a.m. to do this as I could not be there at that time. Her appointment was scheduled between 8 a.m. and 9:30 a.m. 10:00 a.m. NO SHOW, NO CALL. My mother calls them and they inform her they were at another job and could arrive at 12:30 pm! My mother already had another appointment scheduled and had been waiting very long. No compensation offered whatsoever. I spoke with Lupita who REFUSED to give me her Supervisor or Manager's name. I asked numerous times and she REFUSED. She stated that she explained they had a unit flood, but never explained that to my mother. Why make an appointment if you can't have your staff accommodate the time and is there so few staff that not one person could have made it to her tiny 450 sq ft apartment to complete the job? Takes under an hour. Lupita was very rude and inconsiderate when I called back to complain. She said she was sorry no one else in the office called. SOOOO you have numerous office staff and not one person could call her? Completely unacceptable service. I felt it was a $ matter and they chose the flooded unit that would bring in more $ over my mother's apartment and leaving her sitting for hours. Now my mother has to have all her furniture on her bed and items all over the kitchen floor until a reliable and reputable company comes out tomorrow. No compassion whatsoever for the elderly.

Awesome company. Always finds a way to get my units beautifully cleaned before a move in. Had an urgent matter the last couple days and M&L found a way to get me out of my rut. EXTREMELY THANKFUL! Not to mention the units smelled and looked amazing.

I have so much respect for M&L. They are, in fact, very professional. Our management company has them take care of our plumbing stuff and I must say Manny and the rest of the crew are just awesome. They show up promptly for emergencies and are very courteous and respectful. They are fast and clean. Also super easy to get hold of in general and they are very good about returning phone calls! Thank you guys, a billion times over for being so reliable!

Horrible. Not professional. Stay away. They will overcharge and they have hidden fees.
