In early March 2020 I called Tim Lorentz, owner of Lorentz plumbing, asking him to come check out an intermittent high-pressure problem with my water system (over 150 psi). Tim arrived on March 18. I explained that the pressure repeatedly shot up to 150 psi only after I used the shower. He said that the pressure-reducing (PRV) valve was bad. On that date he replaced my PRV with a new WATTS PRV at a cost of $150. for the valve plus $150. for labor.
The exact same problem continued thru the end of April and early March. Sometime in mid April I called Tim and told him I still had a problem. I delayed calling earlier because of the ongoing covid-19 issues. He arrived on April 18 with a new PRV. I asked him at this time if an expansion tank might help. He said ""no"" and said the original PRV was bad. He replaced the original WATTS PRV with a new one and said that would fix the problem.
Well, it did not. Same problem as before!! I have since discovered that the problem also occurs after I run the dishwasher. I also firmly believe there was nothing wrong with my original PRV!
After considerable time and wasted hot water I have determined that the problem is being caused by simple ""thermal expansion"" and could be fixed by the addition of a small expansion tank. I have tried to contact Mr. Lorentz but he has blocked my phone number so I can no longer call or IM him. This man claims to have been a plumber for 25 years yet does not recognize thermal expansion. To anyone reading this; DO NOT LET THIS MAN IN YOUR HOME OR BUSINESS!!!
