My landlords utilized Lanier's Plumbing after repeated efforts by other plumbers could not resolve a standing-water-back-up issue in my bathroom sink. Two Lanier technicians showed up, listened to my explanation of the problem, tried one procedure, tried another, did more investigation, and then hit upon a solution to the problem which included snaking out pipes from the roof down. My bathtub and sink are now free of back-ups. I have also called Lanier for kitchen clogs and they arrive promptly, are polite and professional, and get the job done properly. They are an A+ resource for keeping your plumbing flowing properly and your day on-schedule!

This is a second RAVE review. Lanier's Plumbers really came to the rescue 1/2/24. I am a renter and depend on the skill of whoever the management company dispatches. Based on my prior experience, I requested Lanier. They were ON TIME. They identified the problem, solved it within about fifteen minutes, they had the necessary equipment (no 'going to the truck' or purchasing additional & maybe unnecessary parts), cleaned up, were pleasant and polite & their work was outstanding. I have notified the management company, but also want to post this review. This plumbing company is like a dream-come-true in a field fraught with shoddy workmanship and bad outcomes. I highly highly recommend Lanier's Plumbing.

We had a hot water valve break under our kitchen sink today. It was spraying water. Thank goodness we were home! We called Lanier's. They came in 15 minutes(lucky) and fixed it in another 15 minutes! That is the quickest plumbing save EVER! Thank you!

I'm a resident at one of the apartments for over a year now. For some reason, the bathroom sink backed up. And boy, was it very ripe! Picture shown below. I informed the management about the issue and acknowledged that it's an emergency, which was around, 1am. Hours later, they came in at around 12pm. Within 15-20 minutes they were all done. Just like that. I felt bad I forgot to remove the stuff from the sink so they could work underneath. So, I gave them bottles of water in return for their troubles. One of the guys signed ""thank you"" in respect since they knew I am Deaf. I was impressed! Oh, and last year in April, they came in to fix my kitchen sink while I was at work. One year later, no known issues at all! It's still working like new! So glad the management called Lanier's Plumbing. I'm keeping their business in my ""Rolodex"" in case I move out one of these days in the future! ;-) Thanks, Lanier's Plumbing! You're all awesome!

This place deserves zero stars. The plumber came and cleaned the drain a little and now I'm being overcharged for two drains. Extremely rude service.

Aggressive, impolite, unethical. I recommend never to hire Juan at all. Not only that, his workers play loud annoying music, talk loud, and has no regard for the neighbors, who complained to me. Do not hire this guy, he's a bully, and he won't do a good job.

Took one week to deny request for estimate. They do not care about you at all. Mentioned they would also speak to my Hoa about Hoa pipes that are corroded, never did for another week after that. They really don't care. Claim no insurance to work on condos and that it's too difficult to work with Hoa to shut off water. Probably needs to retire. Even nicely mentioned in displaced from water damage that I have to pay for two places. No urgency and they don't care

NOT ENTIRELY HAPPY with this company; Called them. They came out and ""looked"" and left. Oh, they supposedly fixed the drips, but the drips came back worse shortly thereafter. Several weeks later, we had to call again. They were late, called and showed up at 8:30 pm and, then, first had to go out and buy parts and had coffee while they were out, asking me where the Home Depot was, not very professional. Almost two hours later, they came back, replaced the faucets and said that, for the problem with the tub, they had to break through the wall at a future date. After they left, I almost had a fit! I had to clean up their mess at that late hour. OK, so, when the lady in their office called to make an appointment for them to break the shower wall, I told her that I had to clean up after them and asked her politely to please have them do it the next time. ""OK,"" she said, ""Fine."" We made a date. So, I sat and waited and waited and waited, giving up my entire day. Finally I called, only to find that they were not coming, having supposedly had an emergency somewhere else. They never even bothered to call to let me know. And, so, yet another date was set to do the work. This time, they came on time and began to break the shower wall. I cringed the whole time. They did finally fix it and refastened the toilet to the floor with a new wax seal. It no longer wobbled. They put plastic tape over the hole they left in the wall. They then borrowed from me to do a partial cleaning but, then, proceeded to tell me that I wouldn't want them to clean up after themselves, since they would leave big, dusty footprints all over. They did not come prepared with their own equipment for cleaning and refused to do it, in my face. And, after telling me they would throw away their trash and the broken bathroom parts in the outdoor trash, they left it for me instead. I was dumbfounded, especially after I had made a point to ask the woman in their office to make sure that they did. It took me two and a half hours to clean up their mess this time. They left a fine gray dust all over the place and in every nook and cranny of the area near where they worked and even some in other places. It even got into my closet and all over my clothes! I was livid! They didn't even try to protect my belongings! If there is one thing I cannot stand it's disrespect. They have now come once again at 8:45 in the morning. This time, they were 45 minutes early. I told them I was not expecting them that early and was not ready for them and could they come back in 45 minutes. They said they could wait for 30 but not 45. Oooooooooookay. And, so, begrudgingly, they waited with attitudes, replaced the toilet but left the old one out in the alley behind our building instead of properly disposing of it. Now, almost everything they repaired is broken again. Even the toilet they installed is now leaking around its base. Someone else will have to be called in to reseal it. The supposedly new bathroom sink faucet has to be replaced, and the shower wall where their tape was over the hole has been damaged due to that tape. I also found out that the faucet in the tub had been not replaced after I was told by Lanier employees that it had been. OK, so, they sent someone to replace the faucet in the sink but not to fix the sink that their employees damaged. It was also a cheap piece of junk. Now, the whole thing, sink and all has to be replaced, which is being done properly right now, and someone else had to replace the one in the tub. If it were up to me, I would NEVER call this company to do ANYTHING ever again. They are the WORST. I have to add that the rave reviews here really sound like they are done by the business itself or by friends or by Lanier employees. If you read the collapsed reviews here at the bottom, you will see that they are NOT good.

Juan and his team are great. They're reasonably priced and work really quick /efficient. He was completely flexible, was able to work around my hectic schedule, and was available to answer questions whenever they came up. His team was respectful of my home, our budget/needs, timeframe, and neighbors. Juan did a thorough investigation of what we needed to get done and was honest and realistic about the scope of work. You won't go wrong with Lanier plumbing.
