Avoid. This plumber uses exploitative tactics. It happened twice. He starts with a low initial estimate, then inevitably finds complications that add work and significantly inflate the original quote. Very unethical. He also routinely gets negative comments removed from review sites (including this review). Beware!

I had a horrible experience working with Kirkland Rooter recently. My condo had a water leak issue. Kirkland Rooter suggested to replace a water pipe next to the building and charged $13046. Then Kirkland Rooter suggested to fix a spot on the roof. They hired other roof folks, charged me $3578. It turned out that both work didn't fix the water leak. I called Kirkland Rooter. They said they did right things, my condo had all the problems without looking again. Then I worked with the roof folks who checked more on the roof. The roof needed replacement. I asked discount for roof replacement because I paid $3578. The root folks said that they only got $1600 from Kirkland Rooter. I asked partial refund from Kirkland Rooter who just lied back to me and said different things when I talked to him from one day to another. Kirkland Rooter doesn't want to refund by charging me $16644 but fixing nothing.

I recently had a clogged kitchen sink and contacted Kirkland Rooter who agreed to come out on the weekend. The regular plumber we use was closed for the weekend. Kirkland Rooter came in, no tools, removed nothing at the sink, looked at nothing and immediately said it would cost $425 to fix. We said ""no."" He left. Meantime, my daughter decided to remove the elbow attachment under the sink to see if that could help. She discovered a clog, removed it, reattached the fixture and the problem was resolved - NO CHARGE. Be careful when dealing with Kirkland Rooter.

I'm so glad we went with Kirkland Rooter!! We had some issues with water pressure in our kitchen faucet, and Shamim was very responsive. After texting him a picture and brief video of the faucet, he was able to tell us immediately that it was an issue with the cartridge and that we would need to get the faucet replaced. Unlike some other plumbers that I'd consulted on Yelp who couldn't give me an estimate on the cost of parts and labor unless they showed up in person (and charge an appearance fee), he gave me a reasonable quote right away AND was available within a few days to do the work.

On the day of service, he texted me and let me know they could come a few hours early, which was amazing! He and his colleague got to work right away and showed us how they troubleshooted the issue, so that we had confirmation that both the cartridge and the mixing valves were indeed broken and needed replacement.

I had researched and purchased a faucet myself in advance for the replacement. Though it was from a well-known brand and had great reviews, the model I bought turned out to have plastic parts on the inside. Shamim showed us this and compared it to our current faucet (which had metal parts) and explained the differences and concerns for durability. So we ultimately went with the faucet that Shamim brought, which was also a great brand but definitely more sturdy since the inside parts were made of metal.

Not only did Shamim and his colleague do efficient and good-quality work, they took time to show us what the problems were and why they recommended specific fixes. As new homeowners, we really appreciated how transparent Shamim was with his recommendations and that he took extra time to share his knowledge with us. And a bonus: as a no-shoes-inside household, I really appreciated that they automatically removed their shoes when they came in without being asked! We've had a number of workers/technicians come over in the past few weeks and they would often just walk in with shoes on without asking if it was ok.

So yes, we absolutely recommend his services!!!

Shamim was amazing! He offered to come within 1 hour of our phone call even though it wasn't urgent. We agreed to have him come the following day which was a Saturday. He was super communicative and punctual. He took his time investigating the issue and trying to reproduce it. When we couldn't get the leak to happen he put in some quick fixes regardless just as a safeguarding measure and didn't take a dime from us for his time since there was no leak after all. Even though we hope not to have plumbing issues in the future, if we do we at least we know who to call. Thank you Shamim!

I had a bathtub faucet leak. I called Kirkland Rooter as I needed someone to get this issue fixed quickly. Shamim was easy to get hold of. He asked for a couple of pictures of my leaking faucet and gave me an overview of the issue on the phone. He proposed a couple of options to fix the issue: either replace the cartridge or replace the entire shower valve. He stopped the next day to take a look and again explained the issue and walked me through the two options. I didn't want to replace the shower valve as doing so would force me to rip out tiles around the faucet so he could get to it and replace it. At the end, I decided to hire Shamim to replace the shower valve as replacing the cartridge was a cheaper solution, but also would not last for a very long time. Once I removed the tiles, Shamim came and replaced the whole shower valve in a couple of hours, which was exactly what he said it would take him to do this job. I already had a shower valve I purchased myself and asked him to install it. Overall, I found Shamim very knowledgeable, super responsive, honest, and I would definitely hire him to do any plumbing job at my house.

Shamim was able to come at a short notice to look at a water leak in my garage ceiling. He diagnosed it as sewage pipe leak that required replacing a couple of old pipes. He was able to come in the next morning to fix it. He did a great job and finished faster than expected. He pointed out my old water main valve and leaking outside faucet. He had the parts and time to replace both, and I was happy with the outcome. He also gave me good advice about the need to replace my old water heater (as home insurance may no longer cover water damage with such an old heater), and how to fix a couple of toilets. I really appreciated his advice. I will use him again when needed and will recommend him to others.

My toilet was leaking and had come through the ceiling below so needed a plumber ASAP. Kirkland rooter said they'd have someone come out same day. When the plumber arrived he said there was a crack in the tank and I'd unfortunately need a new toilet and it would be $700 plus fee for a new water line and fee for removal. I thought that was too much so he offered me a cheaper toilet to bring it to around $500 and he could have someone return a few days later to install. I knew this was still too expensive but I was busy and agreed. A few days later when he returned he removed the old toilet and I asked him to show me where the crack was. He started mumbling about cracks being hard to see sometimes. I asked that he show me the crack anyway and he pointed to an area where there was no crack. I asked again and he said it was around the seal on the inside. One last time I said I needed to see the crack before he continued and and he waved his hand over a broad area and talked about how it's always better to replace vs repair toilets so you know they will work and most people in my situation choose to replace the toilet. After pressing further he admitted no crack was there but still insisted that most people feel most people think it's best to replace the whole toilet so he just assumed that's what I wanted. Awful! I asked him why he told me there was a crack and at first he still tried to explain it but when I pointed out that what he was saying wasn't accurate he got very uncomfortable, started apologizing saying he told the other guy that had been out to my house to not do this and that it wasn't him (even though he also tried to tell me there was a crack and sell an overpriced toilet). In the end all I needed was a new seal. He gave me a discount and reminded me of all his good reviews that he really wanted to keep. He was not sorry until caught. Buyer beware.
