The apartment building had a clogged main by the street. I called Just Drains and Rosco came by that evening. Rosco was able to unclog the main pipe for us. Thank you so much for helping us out!

A few months ago my husband and I woke up and our water heater was leaking everywhere. My husband had to go to work and I was freaking out and called Sears. I was on the phone for hours being transferred to every which way and they didn't help me at all. Anyway I called my Real Estate agent to see if she knew anyone and she referred us to Just Drains. I had a very nice experience with them. They were friendly and knew what they were doing. No Complaints and water heater is working great!

As with the other review mentioned below, the others must have the wrong company?

Jeff and Roscoe are fast and knowledgeable. They new what the problem was (water heater issue) and helped with the warranty claim. Work was done fast and very reasonably priced. The parts they used are eco friendly to boot. I also asked about new install prices and their prices are more realistic then the others (have a relative that is a plumber in SF as reference).

If this one goes bad again, I know whom to call!!

Just drains is awesome... I had major plumbing issues - had one plumbing company come out and tell me it would cost me about $5K to replace my pipes (toilets we not flushing - we have an old house). The other company could not snake our clean out all the way - Just Drains comes out and snakes the whole pipe, gives me recommendations on how to help avoid the problem and they were just awesome. I would tell anyone who ever needs a plumber and wants an honest answer go to them. Jeff the owner is great and Rosco who came out was just as great. They are great - use them for all your plumbing issues.

EXCELLENT !!! Raw sewage overflowed from our downstairs toilet on to the bathroom floor and into the laundry room. Our rental company (Regency Real Estate) contacted Just Drains and they arrived within 30 minutes!!! The problem was a clogged sewer line near the street - likely from roots. They cleared the blockage in under 10 minutes. Friendly and professional. I would call them again and recommend them to my friends and family. Jeff and Roscoe were the plumbers and they were AWESOME! Thanks, guys!

Just Drains is a joke. The landlord sent them to my business to clear some toilets yesterday, still no resolution. Called the business number and a lady on a cell phone picked up and handed the phone over to Jeff, the owner.

I expressed to him my dissatisfaction for the lack of communication and service that him and his team did yesterday. He ended up hanging up on me when he wasn't happy with what I said.

There was no communication to me, my staff on the diagnostic outcome; they just did the best they can do to waste my time and I still have the problem. They removed two toilets to snake the problem because they couldn't find the outside clean-out. Not only that, they left a mess and sewage on my tile floors. They didn't even bother to clean up after themselves. My staff hand no idea that their team left our business. They were like ninjas.

After much research, turns out the guy isn't even licensed. SMDH. How do you do business without a license.

On first visit, very nice and likeable guys. Don't let first impressions fool you - some folks know how to turn on the charm to win the job. They had to get a specialized part to install our dishwasher. It took them FOUR days to get the part. Then, they texted me in the morning indicating they needed to come over. I was not home, my wife was tending to kids and not home. They told her they were 4 doors down and could be over in an hour. She came home, waited, they never showed up. She called them again, they told her it would be another hour. This went on for FOUR hours, every hour saying they would be here in an hour. This all started around 10AM. The last time they said they were just getting BACK into Tracy....when they were four doors down earlier!

They finally showed up at 6:15, right as I was leaving to my kids' school for an event. I commented to the guy about him just now showing up, and that we had waited for them ALL AFTERNOON, and now we had commitments that we had to get to. The guy threw a major tantrum, told me ""Well, I guess we'll just have to call it"", stomped back to his truck, and before slamming his door, said ""Have a nice life."" Very much unprofessional and inconsiderate of the fact that they held my wife up all afternoon, when she had things she could have done.

Avoid using these guys. They were a referral from a trusted contractor and friend - who will now NEVER give them referrals. They were rude, showed attitude, and failed to apologize for all of the delays. They seemed to expect that we would simply be okay with waiting forever for them.

Oh, and did I mention, this second visit was simply to ""check the connection to see if the part would fit""? Tells me, they truly don't know what they are doing, but guessing. Do yourself a favor....pay a little extra for a licensed plumber. Just Drains is NOT licensed with CSLB. Thus the cheaper price.

1 star is more than these guys deserve. With this kind of customer ""service"" - I can see them quickly going out of business. I am a member of our local chamber of commerce and handle real estate. They could have earned a LOT of business from me - instead, someone else will profit thanks to this absolutely UNPROFESSIONAL experience.

they are a rip off, stay away, had them out to clean out a drain for $85 it ended up costing $260 and had to call them back and they still never got it fixed. called roto-rootor and had to pay them to get it done right. unprofessional don't know what there doing, went cheap and paid for it. never again. call a professional.if i had the time i would take them to small claims court. they did work that was unnessery to get the extra money. need i say more

I had to use just drains to unclog my toilets. They charged 100 to remove a toilet and 85 dollars to use the machine to unclog the drain. I'm a senior and they gave me a 5.00 discount. Has anyone else been charged this much to remove a toilet? Needless to say I believe 180.00 was excessive. Not sure if I will use them again. But they are very knowledge and friendly.
