1-29-14 Recent experience was one of BUYER BEWARE. Juans Plumbing of Cape Coral came to my Fort Myers residence to change out a shower box. They took 2X as long to complete the work as expected for a prepped open wall shower box changeout, but the SHOCKER came when they gave me the invoice and materials cost WERE AN ABSURD 900% - 2000% markup. YES I AM SERIOUS 9X - 20X material cost markup on materials. To be more specific they charged me 10.00 or 10.50 for 1/2 inch copper copper couplings that have a retail cost of 0.43 per coupling. That is over a 20X markup. Then 1/2 inch crimp rings same thing - Retail Cost 0.24 for these and their markup charge more than 20-30X this cost. All in all I had a total of 9 coupling parts and fittings that when I added them up on Home Depot's website the RETAIL cost was 10.25. Juan must do better than retail when they buy their materials? Anyways the charge for those $10 worth of parts - 93.50 guys. Again that makes for over a 900 PERCENT mark up to pad the bill people. If I were not in the real estate and building industry I probably just would have paid the bill and been done - but having knowledge within the industry told me they are totally price gouging and people should know about it! Again, I normally would not write a review of this negative nature but thought others that may find them online should know their tactics before scheduling them. When I questioned the plumber about the parts charges he let me know their parts rates were crazy expensive but at least my shower box was now working...that was sort of a """"was it as good for you as it was me"""" kind of statement. He then let me know this was standard rates in the industry. Again, having some knowledge here I totally disagree that the standard markup on materials is 900% and I am sure the people reading this will agree. 900 percent materials cost markup bothered me so much I decided to immediately call the owner...Juan. Juan basically let me know that is how he runs the business and if I was dissatisfied I don't have to call again...that he has many happy customers willing to pay the rates. I couldn't agree more Mr. Juan...I don't have to call again...but I also don't have to sit back and just let you stick it to me because you say this is industry standard and neither should any of you reading this in knowing this. Like I said - BUYER BEWARE - use another plumbing company!!!

We have used Juan's in the past without a problem. We recently had them out because our tenant was not getting hot water. They came out and charged us $368 for new thermostat/element kit ($35 at Home Depot). It didn't help. When we asked about their high cost of parts, they said they can't compete with the big-box stores because they had to paid more from their wholesale supplier. My thought was, """"If so, why don't they just buy at the big-box store?"""" I'm having a hard time believing they pay an extraordinary wholesale price. To make a long story short it took 4 more visits and over 2 weeks time to get the problem solved. Juan wanted to replace the shower cartridge for over $100. We checked and found all the water in the house was not hot. So that wouldn't have worked either. He also denied that we could replace the dip tube, (under $8.00 at Home Depot). The date of the hot water heater is labeled on the unit. It was 8 years old. When it came time to talk about replacing the unit, Juan said that water heaters in our area only last 7 to 10 years. Maybe that should have been discussed in the first place. On the 5th trip they finally put in a new water heater for over $800 and still charged us 1/2 of the $368, despite our complaints. My wife wanted to take the new kit they installed out of the old water heater and asked Juan if he had a tool to remove it. He said he doesn't have any tools with him. When our tenant was saying he might have a tool to do it Juan came back with a tool. He told my wife he is"""" letting her have the parts free"""", whatever that means. Then Juan wanted the payment immediately, not billing us. I wouldn't have paid right away because they failed 3 other times. But he was insistent and my wife paid. I'm looking for a new plumber.

One of my employees broke a hose bib off at a condo. The management company called out Juan's, and they replaced a $7 hose bib and $4 worth of cpvc fittings for $460. $460 for $11 of materials and maybe 30 minutes of work that the man stretched into an hour and a half. The bill wasn't written by the man on the job but by someone at the office who knew a company would be paying the bill so the bloated the costs. This incident involved my employee but the plumber called gauged the prices. This is a rip off. Don't ever call these people. The owner of this company called me at 7pm to try and justify this rip off and to tell me he has a two hour minimum after hours. The invoice doesn't described a two hour minimum, it has two billable a Hours for labor. He was trying to intimidate me into removing my post, then offered to cut the bill in half if I take down the post. That means it was bloated to begin with.

we called Juan's about one of our toilets was clogged up. they sent an older gentleman and he ran a auger down it about 8-10 feet and appeared to be ok. was here a total of about ten minutes. $155 charge. it clogged up later, I learned that over time the water seeped thru from not using it and thats why it appeared to be fixed I then called another company who didn't even come into my home. he pulled the cap off the drain pipe and used a camera/ router and saw the backup about 20 feet from my house and opened the clog. I called Juan's about the poor service five times and was assured by the nice lady Juan would call me, he never did. I called again in early am and Juan answe're and assured me he would pull invoice and call me back that Wednesday, that was two weeks ago. do not use his services, don't know what they are doing and unreliable.

I experienced a water leak between city shutoff and shutoff in my home. I needed a plumber immediately and Juan's Plumbing was recommended by another plumber. Juan responded immediately, shut off the water, fixed the leak and departed. Very professional, very personable and did excellent work. His fee was very reasonable and I highly recommend him.

Stay away front this guy. He tried to charge us $1,200 for an hour and half of labor. Complete scam artist. We had the same job done by a very reputable company in Ft Myers for $200.

Service was beyond commendable. I would highly recommend Juan's plumbing. The came this morning and installed a new hot water tank with excellent skills. Went above and beyond and I want to thank them both. This is the second time I needed them and I am so glad I did.

Guy came in for 5 minutes no longer!...there was NOTHING to fix he just tightened the screw with his hand at the pull up spout at kitchen faucet. Do you know how much he took for that? $168!! and he said he went easy on me. The greed and audacity of some humans is unparalleled!.
