I started with pipe work, home improvement, and building projects. I grew more licenses and offerings for heating systems, heating and cooling, electrical work, and remodeling to establish a successful service company which I transferred ownership in 1999.
Upon the sale of the company, I worked exclusively through referrals for several years. In 2011, I established JOS Inc. with a focus to staying compact and producing top-notch work at a reasonable price.
I began my plumbing career in 1974. Throughout the years, I developed my knowledge to become proficient in several areas. I work to learn something new in my field every day.
I opened a plumbing service in Marin County in 1986. In 1988, I added boiler services and radiant heating and later, in 1994, I included heating, ventilating, and air conditioning. In 2002, I started providing construction services with the inclusion of electrical work in 2006.
My reputation as a successful heating and cooling service provider enabled me to sell to a national company in 1999 before starting my new venture.
My goal is to deliver outstanding customer service to all our patrons. Serving people is my mission, and I take pride in it.

I was given inaccurate and false information about my current system in order for me to buy a new boiler from them for more than $16,000. Two independent companies came and told me that the Lockinvar boiler we have is a top company for boilers and that all that was needed was servicing the system. They were dismissive and rude and not a professional company.

The pipe under our kitchen sink started to drip. Next day, nothing would go down the sink at all even after we tried to clear it with vinegar and baking soda (not recommended!) and a plunger. Not being able to use your kitchen sink is a first world problem, but it is a disruptive one.
John Owens came quickly, even though we are in a rural location. The fellow (Will) worked really hard for two hours but could not get the sink to drain. He had to return the next day with more powerful equipment. He and his partner finally succeeded in clearing the blockage. Luckily it was not a broken pipe under the slab foundation of our home. Will and his partner worked impressively hard and were careful to cover their shoes each time they entered the house. Before he left, Will checked repeatedly to make sure the problem was fixed. It cost a pretty penny, that's for sure, but I have no way to compare what another company would have charged. I felt lucky to have such a responsive company come, such a hardworking plumber figure it out, and such a fine resolution to a problem that could have been much worse. They earned my recommendation.

My water heater was originally installed over a year ago by an unprofessional and incompetent plumber. It did not work well and recently leaked. I consulted with the manufacturer who referred me to John Owens Services for help. I was really surprised when the receptionist at John Owens Services declined to help, saying that I should seek help only from the original installer - the last thing I would do. I asked to talk with someone else but was declined too. Senseless and very disappointing.

Cody replaced the heating ductwork to our back bedroom, a somewhat complicated setup given how the old duct went through a concrete wall. Great job!

John Owens Services installed our new home heating system and we are very happy with the entire process beginning to end. Ray, the rep was professional, knowledgeable, thorough and a pleasure to meet and deal with. The install and vent/sealant crew were on time, kept us informed as the process was proceeding and did a GREAT job. We highly recommend John Owens services.

They replaced my old boiler 4 years ago with a heat pump and did a very professional install. Its cut my gas usage by 40%. I live in a remote area and they come out for an annual inspection at a reasonable cost. This year it was Gonzalo who was amazingly diligent and courteous.

Inexperienced technician cost us $1000. He replaced a part of our furnace before checking our gas line.
I would have been perfectly happy to pay for him to discover that the earthquake detector on our propane tank had been tripped, but instead he completed an extremely costly repair without properly checking for the reasons why our burners weren't turning on.

One star for this company because their receptionist is a jewel. Set an appointment over the around end of May to assess a solar heating project for my home. Met with their guy, Tim O'Brien1st week of June. He was knowledgeable and courteous. He discussed the logistics of the project and wanted more info from me about particular equipment I wanted used. He said he would speak with the owner about whether they could take this on , being out of there usual area once he received the equipment list. The list was emailed to Tim on the 8th of June. Did not hear anything for a couple of weeks so I sent a text to make sure he got the equipment list- No response. After Juy 4th weekend I sent an email wanting to know if they could do the job, how much and when/ No response !! Finally called the office and inquired if Tim still worked there or had he taken I'll. She told me that was not the case. she assured me I would hear from Tim by end of day. I received a short email that afternoon( 2 months after his site visit) that he had talked to the boss and they could not do the job-good luck...,
No apology, he took no responsibility for leaving me hanging for 2 months!! Very poor customer service- can't recommend theses guys - at all.

Good for basic services if you don't mind over paying from the flat rate book of death. If you need a new boiler or anything mechanical avoid at all costs. Not only will you be overcharged you will receive a product that is not mechanically sound. As long as you pay the $250 annual service fee for the first 5 years they will keep things limping along. As soon as the 5 years is up get your wallet out, it's going to get pricey.

We called John Owen's on a Tuesday morning, by that afternoon Cody showed up at our house. A very personable and knowledgeable man. We told him we wanted to change out our water heater and furnace to heat pumps. He thoroughly checked our situation, as to where and what was needed for the job. He explained the process, rebates and wrote up a proposal. He told us that he would send a second pair of eyes to make sure all our questions and his work was doubled check. The next Monday, Bianca showed up on time to check the air pressure in our house, again to make sure that all the equipment would be properly place for code and answer any questions we might have. She was quite thorough in her analysis of our house and the how the two heat pumps would fit in the spaces. She set up the date, when the work would be started, so that we would have minimal disruption. Also, the work needed to be done as quickly as possible in order for us to take advantage of all the rebates that were being offered. The next day Stephanie called to give us the schedule, advised the final equipment which would be installed, and of set up and sent the DocuSign and invoices. Mercedes also helped to answer questions. All technicians text before arriving. So you knew when to expect them.
The following Tuesday the Water Heater heat pump crew came, Chris and Rafael. They took out our old water heater and installed the new heat pump water heater. Chris walked us through the process and was very knowledgeable regarding the heat pump water heater. Both were very polite and hard workers. The water heater after it filled, worked like a charm.
On Wednesday the heat pump HVAC system crew arrived, Jose and Frank. They had a big job ahead of them, and yet they got to work and put in the entire system in two days. What excellent and hard workers they are. They knew their stuff, complicated wiring, piping, tight spaces, and yet they put in the system.
David the technician came to help us solve our issue with our filter system. Not the new system but the old system to connect to new system. He also helped resolve a cooling fan issue we had. He didn't give up until he solved the problem.
The best for last, on Monday the System Seal crew came, Tim & Shelby on time. Tim first tested our system for leaks. Good thing, because he discovered 2 of the ducts in our house which were disconnected, causing a waste of heat. On top of that our ducts were very dirty, obviously the previous contractor did not clean. Tim cleaned the ducts, fix the problem of the disconnected ducts and then sealed our house. This all might sound easy, but it was not. Tim is an outstanding and diligent, technician!
In total, John Owens operation is super impressive. Yes, it can be costly, lots of equipment and technicians, but no doubt you get your money's worth and a great working system.
