I contacted John Manning Plumbing for a septic tank inspection and certification need. Received an abrupt manner called from Shirley stating that the technician were unable to access the property due to an extremely blockage of bulky items on the front entrance of the property.
I sent her pictures of the house front showing the actual entrance condition, which was clean of any and all debris. She continually said would charge my client $125.00 for an unnecessary trip to the house and keep demanding the charge. I did a three way call with my client to clarify the situation and when my client said he had surveillance cameras to prove to her her technicians were actually not at his property, Shirley became more irritated and started saying: ""It's your agent's fault for not giving us the correct address, when in fact an email was sent to her a day prior indicating on the SUBJECT LINE, the property address.
She said: Good luck finding anyone to go to your property, once the owner said that he would have video proof whether the technicians were actually at the correct property. She finalized by hanging up the call. They are so unprofessional and extremely rude. I started reading all the Yelp reviews and as it became obvious that other clients have been treated in the same manner that my client and I were treated by this company.

We have used John Manning Plumbing three times for our plumbing needs. The first time was to check for waste line clogs, and the cost was a bit high, but not unreasonable. The second time was for a septic tank pump out. Once again, the cost was a bit high, but not unreasonable, considering the job. The problem came with the replacement of our existing septic tank. It was going to be a big job, and the cost estimate was high. We asked if our adult son could help with the physical digging work to offset the cost, and they agreed. We had scheduling problems, mostly on our side, but once on theirs. In the end, the work was done when only our son could be present. Altogether the work took 2 1/2 days. A couple of pvc pipes in the yard were damaged or needed to be cut for the work to proceed. These pipes were necessary to the function of our household, and needed to be repaired. We were not given a cost for the repair beforehand, but when the work was complete, we were told that each pvc pipe repair cost $600. That's $1,200 total to repair two different schedule 40 PVC pipes using glue and about $20 in parts. It took one man 45 minutes to fix it according to our son. We thought that this price was outrageous, and it was made more so by the discovery that the larger of the two pipes wasn't actually repaired at all. We ended up fixing it ourselves. We tried to contact them about the work and the bill, but suddenly they were unavailable and/or did not return our phone calls.
Considering all this, I really cannot recommend this plumber to anyone because I believe that they do not care about the consumer, and are willing to behave unethically to enrich themselves. Because of what we discovered, it makes me question the quality of the rest of their work.

In 2015 manning plumbing arrived to fix a leak. After cutting holes in my walls which they didn't repair. The plumber suggest that I replace my water heater (wh). He offered a discount of $1,000.00 on a 50 gal heater that normally ran $3,000.00. I agreed. During the operation they placed the old wh by my driveway. Happen chance a Lancaster city building inspector stopped by and knocked on my door. She asked if I'd pulled a permit for the change. I said no and asked the plumber to come to the door. She asked him the same question which he stuttered some and said no. He said he was going to take care of it back at the office. She left and he muttered that they would have to eat the cost of permit. Then went and told his partner they had to confides the installation per some new California earthquake code which meant changing what they'd already installed which took even longer.

Fast forward to October of 2018. Called manning plumbing as the gas valve went out. Asked if they could stop by and see if it was still under warranty. Spoke with a rude lady who said she'd have to check their records and call me back in 30min. An hour and half later I called her back. She said it would take 5 days before she could get someone to stop by. I did inform her we had no hot water, she just said that's all they can do and hung up.

5 days and the plumber shows up. Concurs the gas valve was broke. Said it would $785.00 to fix it or double that for a new wh. Which means the first plumber probably lied about the cost of the one he sold me by about $400.00.

I told the plumber I could buy the part online for $115.00 he wrote out the estimate and said that's their price. I told them no and gave them their $25.00 service charge for coming to tel me the part was out of warranty, seriously cheap business, why? They should have that information on the records. They know what they installed but when you're dealing with some rude woman, that info won't be available so they can hit you with a service charge.

Moral of the story. Don't beleive these people. Get a second or third estimate. Check online about repairs and parts cost. These guys tried to gouge me and I wonder how many people they've done this to? I have their estimate and my parts receipt. Installed it myself and saved close to $700.00. Pick another plumbing company.

On September 12th I noticed my water wasn't getting hot anymore so I called the gas company and the gas company came out checked my water heater and said that I needed a replacement. Because the switch was out and its dropping at 5.5 and it should be 4 I called my insurance company who sent out John Manning Plumbing he arrived on time but would not come into my house until I signed a paper I informed him that I don't sign anything without it being filled out he said per my insurance company I have to sign it before they can even look at my water heater so i signed it and he walked in My Husband opened the door to the water heater the plumber put his hand to lean on the wall walked off walked back up and said the insurance company only pays $1,000 you have all these violations and I'm going to have to charge you extra 375 I called the insurance company told them what he said inform them that I was not going to pay another 375 and can we call another plumber I am form the plumber from John Manning's that they could leave they would not leave my home until they office said that they can leave I informed my insurance company that they would not leave my home the insurance company told me to tell them that was fine that they can leave he said he could not leave until his company tell him to leave he stayed at my home another hour he charged my insurance company a hundred and $127 because I did not want the work done by them I then called The Gas Company back out to make sure I didn't have violations the gas company said I did not have any violations I called another plumber came right out put in my water heater for $200 when it bought my own water heater for $648 when I informed them to leave they were very disrespectful he was rude I call my insurance company back inform them of all that information and ask them not to send them to anyone else's property they're not professional and they try to scam you out of money I called two other plumbers that came and knew exactly who this company was and said that they have heard that a lot because they all work in the same area

Rude Rude Rude , I didn't deal with anyone like that for a long time. one big rip off they don't want to help they want money . Never do business with them . As an owner of a service company myself I don't know how they are still in business . Instead of offering solutions or at least a call for a supervisor they threat you with liens after they took advantage of my wife and charge us $125 for doing absolutely nothing . They did take non authorized pictures of my property for god know why . It's a joke .i forgot to add first Shirley said she is an answering service next call she was the secretary and then I found out she is the owner . Shame on you .

Jeff came out and replaced my leaking, dead regulator spending plenty of time removing roots that had been growing around it for 22 years. I heard plenty of shoveling & sawing. It sounded like it was a fight to the finish. He even had to get a part at Lowe's and came back quickly (After all that work I personally would've stopped to get a drink or at least a Big Mac). Besides the regulator, John repaired a section of the PVC with new 1"" tee to the old irrigation valve.
