It was early Saturday morning and my tenant up in the mountains sent me a text letting me know the hot water heater wouldn't stay lit. He had already called the gas company and when they came out, they told him the thermocouple needed to be replaced. Been real cold up there lately and living for the weekend without hot water wouldn't be fun. Now I needed to find a plumber on a Saturday to sort this out so my tenant wouldn't have to go the whole weekend without hot water. I searched Yelp for Plumber in Lake Arrowhead. About 15 results came up. I called the first 9 and all were booked up for the weekend. One even wanted me to pay $100 extra charge just because they wouldn't get to my job until after 4pm even though I called at 8:30AM.

I got to #10 on the list - JMK Plumbing. They had no reviews. No reviews was better than bad reviews and I was in a bind so I called. The guy answered the phone and said he was busy, but he would get to the house around 4PM and could fix it no problem. Said it would cost me $85 in labor and $20-25 in parts. I've changed out more than a few thermocouples in my day (I deal with a lot of rentals) and the price was fair to me. Not a hard job, but it takes a bit of time and the hot water heater is basically outdoors since it is under the house.

I received a text at 5:20 PM stating the job was done and the price was $105.

If you need a plumber, I highly recommend you give this company a shot. He took care of my problem on short notice, charged a very reasonable and fair price, and my tenant was happy. My tenant even sent me a text, ""He did a great job.""
