Terrible experience. Constantly hours late for appointments, messed up parts ordering, no communication with me or each other. Original quote of 1-2 week job of ripping out old bathtub and installing a handicap shower for elderly mother-in-law, turned into a month and 1/2 of torture and frustration and $2500 over budget because of their incompetence. Most of the time, when they bothered to show up, they left one person to do scut work of demolition, etc. and then wait HOURS for the actual plumbing tech to show up and do half the job because they didn't have the right parts. Would never use this company again, and was SO happy to see the back of them.
They were very prompt and the only plumber that responded to my parents' plumbing emergency in the evening (around 9pm, shower valve broke). The emergency charge was high ($375 for less than 2 hours work) but not unreasonable.
HOWEVER, for the repair the following day (shower valve replacement) they overcharged ($1,800) and even included an item on the bill that they did not perform. They also installed the hot and cold indicator plate in the wrong direction. I called them to complain and they refunded for the item not performed and fixed the plate that was in the wrong direction.
I hate to think that they took advantage of my elderly parents but two errors in such a small job is alarming. Overcharging happens quite often to my parents (and I image many elderly people) so I can easily recognize a suspiciously high bill. If you are an elderly person, please shop around and get multiple quotes so you don't get taken advantage of.

I give In and Out Plumbing 5 stars, because they offered me the most reasonable quote, were quick to follow up with me, and had great communication throughout the process. They were also efficient and did a beautiful and high quality job with replacing my shower in a timely manner. They were flexible with my needs in the payment as well. I recommend In and Out to anyone. I worked with Armando's crew, and Anthony (Atef Abbas) looked at the shower and provided the original estimate. Everyone was really nice and professional.They deserve a higher rating on Yelp in my humble opinion, don't hesitate to check them out!

My 83 year old had In and Out plumbing out to fix a broken water pipe. She was quoted $575.00 with a 10% discount. While this was being fixed a contractor hit another pipe in the back. This fix took less time than the first. The worker was great, fixed the front pipe and then the rear. When he was done I asked how much. I was then told $2,800 but I could take a 10% discount. When I asked how much that was per hour the worker said $2,800 is what my boss said. After him calling his boss back I was told the price is just by the job, unfortunately they did't say this upfront. I finally spoke to Anthony, the owner. After asking how much an hour, he refused to tell me. He stated he decides the price on how hard or complicated or some other way. He told me he had to pay workers comp and advertising. Finally he told me he was charging $245.00 per hour for 8 hours. and $300.00 in material I still can't figure out how that adds up to $2,800.00. We finally agreed on $1,750.00 to get this resolved. I am just relieved that an 83 year old lady didn't have to deal with them.
Our garbage disposal wasn't working. Called them an a plumber showed up within an hour. Guy came in, looked at it, flipped a switch to turn it on and fix it, then decided to waive the minimum charge. Awesome service!
Yvette G.In & Out plumbing is everything you could ask for in a great service. I thought I just had a backed up sink but it ended up being a much larger issue. In & Out gave me a very competitive price (I called and checked with other companies) and was quick and efficient!
I highly recommend Manny. He was courteous, professional and definitely knows what he is doing. The best part is they were very conscientious about keeping my house clean and not making a mess!

We were very disappointed with In and Out Plumbing. We called to get the main sewer line from our house to the street snaked out as it clogs with tree roots once every other year. The distance is 18 feet. We asked for a quote over the phone and were told if it was a basic clean out it would be about $175 and we could use the $50 coupon on their website in addition. When their 2 plumbers came out they said they did not know what they were here to do - they were just told to come over - we told them about the clogged line and asked for the official quote. They went to their truck for over 10 minutes and talked to the home office then presented us with a $395 quote --- when we said no, they said they could take 10% off. When we told them we were given a $175 quote over the telephone, they said they would call the home office back as their cell service wasn't good and they may have misunderstood. We told them to not bother. We did call the main office ourselves to register a complaint and were told that the quote we got over the phone was for clearing a sink or toilet and not the main sewer line ---- I have another service here now who just finished the job for $150.
In & Out replaced the faucet in my RV. The service tech did an excellent and professional job! That the repair was in a recreational vehicle did not seem to daunt the young man who completed the installation.

4 months ago, I was under contract for a property in Oakland and I needed to get a sewer lateral video inspection, to see if my sewer lateral needed replacing.
When I called around, all the companies charge a minimum of $100 for the video inspection, and there is no guarantee that you will be able to afford the work once the inspection comes in, so I didn't feel comfortable throwing away that money.
My realtor had a *pocket plumber* that she didn't advertise, but who came out as a favor to her, and videoed my pipes for FREE. His name is David Ball and he's working under the DBA Emergency Rooter.
Long story short, I didn't end up buying that property, but 3 months later I was under contract for another one.
Again I called Emergency Rooter to get my inspection and again he did it for FREE. I also needed him to bid on replacing all my copper pipes, because they were all stolen by some hood rats, and his bid for the pipes AND the sewer lateral was less than the other bids I got for JUST the sewer lateral.
My job was a bit more involved because the connecting sewer pipe was 10feet under the ground, so he had to bring out a giant back hoe and it took a week, but for what was involved (when the other plumbers saw the job and heard the quote, they literally said *Shit--let him do it--I could NEVER do it that cheaply!), everything went off without a hitch. Granted the job wasn't CHEAP, but because we're mandated by the city of Oakland to have this done, we pretty much have to suck up any quote we get.
Included in the price is the permitting, inspection and registration with the city of Oakland--I didn't have to figure any of that out or do a thing. I simply hired David, left him the key and in short order, the job was done, I was in compliance and I had all new pipes under my house!!
In addition to replacing the stolen copper, he informed me that the drainage pipes I had were 1/2"" too small and needed to be replaced to be to code (and to work properly) and all that came within the original bid--there was no *overtime* charge, no *equipment rental* upcharge, none of that *I know I quoted you this, but we found this and now it's gonna cost more* stuff--just upfront, ethical work, amazing communication and a GREAT stress free job.
Oh, and did I mention he's really cute, too? Well he is.
Anyway, when looking for sewer laterals on here I called almost everyone listed on YELP, and until this review David wasn't on YELP. Now that I *got mine*, I don't mind sharing his amazing work with the world.
CALL HIM NOW for sewer lateral or just general plumbing. He AND his team are all professional, communicative and knowledgeable--I can't say enough good stuff!
