I'm so appreciative of Raul and Victor. I ended up with a backed up sewer this morning, so I called Gladiator Plumbing. Within an hour Raul arrived. He wasn't able to clear the line, but he sent Raul, who cleared it quickly. I had a very positive experience.

Victor, Jorge and the woman dispatch I just interacted with were top notch-- professional, courteous-- they came out on Sunday emergency and were committed to solving the issue.

From the first initial call-- timing was right-- updates were given were accurate -- on the way calls were given.

Victor and his assistant explained the situation, told me what needed, cleaned up as best they could and were super transparent. This is for a building in Oakland/ Piedmont border.

They are an amazing establishment. Being the property management field for 19 years, they are top notch and bring a sense of peace that they work leave until the problem is fixed.

This is an update to a review I posted earlier this week. I wrote about a negative experience that has now been completely turned around! In response to my previous post , the owner came to our house -- he reached out to us. He came out, showed us text messages from when he'd been at our home before in 2021 and immediately got to work. Upon arrival, he even put booties on his shoes to protect our floors. Our toilet is repaired. Victor apologized for the lack of attention to detail during the previous service call this past month. Our trust in Gladiator Plumbing has been restored.

I am glad this worked out. Gladiator had completed an emergency job during a late night service call four years ago. We wanted to have a local plumber that we could trust.

Our toilet was clogged and bathroom sink was draining slowly; we had a friend staying with us so needed the job done fast. We call Oakland Rooter but they were unavailable so they recommended Gladiator Rooter & Plumbing. Lady who answered the phone was friendly and efficient; they had someone available and the plumber came by within two hours and fixed both issues and let me know that due ti old plumbing pipes, there're certain things we need to look out for and what we can/cannot fix on our own. Not the cheapest but I think it was reasonable due to the urgency and bathroom was clean and tidy after repair so certainly professional.

found this establishment thru Yelp as a project request. I had a water heater that wasn't lighting up. They sent out Mike. He came out 3-4 times. At first to assess the problem. He initially that it was a valve problem. Then he went out to order the part. He came back a 2nd time to replace that. That didn't fix it. Then he said it was the control module. So he ordered that part. He returned a 3rd time and changed that out. Still no go. Then it was the spark wire . Finally after replacing that, we have hot water.

Now I'm no mech engineer but multiple points of failure in a single instrument is pretty unusual. Water heaters don't have a lotta moving mechanisms like a car. Electronics don't typically ""wear out"" at multiple points. Look at your computer or iPad for example. Heating elements sure. Ignition coils, ok. Valve failure, why not. So either I'm really unlucky. Or the diagnostic prowess here is...ahem. He prefaced the entire experience as ""it's going to be a process."" As if to set up the expectation that there was going to be a multi-step trial and error process. One can't help but feel like this was going to be a pricey ordeal. So after ~3 weeks and $2000+, the hot water was flowing again. It's a commercial sized water heater btw. So I'm satisfied it's working again. But things that you go ""hmmm...?""

A bunch of crooks! Osvaldo came out to clear out a cleanout in our sewer line that was blocked. He quoted my husband $850 to do the work but after it was done he hit me with $1,125 bill. Basically strong armed me in to paying more than what he and my husband spoke about. Even worse, we agreed to have them do a trenchless repair and they quoted us a price and when we put it on hold to do our research, Osvaldo refused to do the work at the agreed upon price and doubled the price because ""we probably shopped it around"" and ""it's an expensive area to work"". Complete crooks....stay far, far away from this company. Their office didn't even care to hear what we had to say when we called them to tell them what was going on.

Gladiator Plumbing

I had a blockage in a 110yo cast iron / clay sewer line . Two large rooter companies failed to unclog and recommended Hydrojetting ($1000-1800). Gladiator , another large company that does Hydrojetting advised me Hydrojetting will not do the job . They came with a large huge motor snake with several 4"" knifes and after one hour opened the clog for 1/4 the price . I am a Chemical Engineer and am qualified to recommend Gladiator with no hesitation , David
