We hired Mr. Lee to replace a leaking water heater. He was prompt and him and his son worked professionally for a few hours to do this which was great. However, we had a furnace replaced in our house shortly therafter and our furnace guy noticed that the plumbing was leaking above the water heater- he said this should have been changed when the new water heater was fitted. So, I called Mr. Lee back and he promptly came, saw the leak and again, him and his son promplty got to work. I had to step out for about a hour and a half and when I came back, he was waiting for me with a bill in hand!!! I was outraged- I had already paid him $1000 for the water heater and now he wanted an additional $283 for this 'repair' which I was told should have been done with the water heater replacement to begin with. First of all, he should have told me this was going to cost money (which he didn't as he said it was a minimal cost and therefore they just did it). I refused to pay but he would not budge. I had to call my husband while Mr. Lee waited for payment and again, he wouldn't budge. I was alone, 37 weeks pregnant and at a loss- so finally, he agreed on $250 and I paid him begrudgingly. Although I found the quality of his work good, I believe his customer service skills are awful and he should have told me about this extra cost upfront. It is funny as he arrived at 8:35am and I have to leave- he didn't start working until at least 8:45am or so....and then I got back at 10:00am and somehow that was 1.5 hours of labour even though I received a call from him at 9:50am saying he was done and waiting for me.....seems to be that I got ripped off. We had another big plumbing job that we were going to offer to him but now we have decided to go elsewhere. I would strongly urge others to contact other plumbers before going with Mr. Lee as you never know what you may end up fixing and paying after the job.....

Mr. Lee and his son are very professional and super organized and prompt. They took care of a faucet fixture that was not sitting properly on the basin and went to the store for a replacement part. Although I did run into a slight leaking problem on one of the hoses, i left a message that same evening and Mr. Lee promptly called me back! They came the next day and fixed the issue and all is good. The faucet is not moving and looks great! I'll recommend them anytime!

Excellent and fast service. My parents bought a new washing machine from Best Buy. A third party installer delivered the new machine and proceeded to install it. Then he broke the water pipe and water came gushing out non-stop. My parents had to turn off the main water valve. I did a search on Yelp and found Mr. Lee and his son with 5 Yelp stars and hoped that they spoke Chinese.

I gave their number to my mom to call and they spoke with her and came within 30 minutes and repaired / replace the broken piece right away. They were fast, professional, responsible and nice. Thank you so much!

Mr. Lee and son are great. Professional, reliable, reasonable. They fixed my furnace and then I later called them back for a broken shower mechanism. This was a designer shower ~15 years old and they took the time to track down hard to find parts and fixed it perfectly.

Revised: On a 2nd job they did an ok job but I felt a bit gouged. It cost double what I thought was reasonable. Oh well I guess that's the risk of giving a rating based on one experience.

Mr. Lee and his son, Ted, are the best! They came the same day as I called to fix an old furnace. They arrived on time and worked quickly and well. I went from no heat on a freezing cold day to a toasty house.

These guys arrived on time and very professional. They came and fixed the problem. I was really happy with their work and so was my mother-in-law. That matters the most. I like fixing things, but I am glad I deferred to these guys. Knowing when to ask for help. Cheuk and Tim many thanks...great job. I do not see many father/son combo anymore.
I will definitely refer other friends in your direction. Good news travel fast.

I called Lee Plumbing to fix a water heater that wouldn't stay on. The pilot light would keep shutting itself off so the water wouldn't heat for very long. Lee Plumbing had to come out THREE times to fix this problem.
First time: Lee didn't fix anything - just tightened some screws and said there wasn't anything obviously wrong - although I told him the problem. Charged me $95.
Second time: Switched out a small part. Charged me $10 for the part, no labor.
Third time: Charged me $360 to replace the control unit (full price for labor and parts) - no discount for the fact that I had already paid him $105 and that it took him 3 visits to fix the problem.
Bottom line: Lee wasted my time and overcharged me. I'm not calling him EVER again. I'm a landlord and have seen my fair share of contractors, so I don't think I'm being unreasonable. I actually signed up for Yelp just so I could write this review and warn others.

CHEUK LEE and his son are amazing! He came all the way over to the East Bay in rush hour traffic from SF to fix a huge plumbing leak in a 1920's 24U apartment building that was caused by another plumber who was too lazy and claimed he did not know how to fix the leak. Cheuk came out and found the leak in no time without having to cut through various places in the walls like the last plumber. Highly recommended, HONEST plumber!!!!

Yesterday PG&E found a gas leak in the wall furnace of my apartment. They turned off the gas to the furnace. My landlord said someone would come to fix it, but through some mix up with keys, no one did. During the night, a terrible, acrid odor caused by the buildup of residue came down the flue or chimney and drifted into my apartment. I needed help! Mr. Lee answered his cell phone and promised to repair my wall furnace the same day. He just left a few minutes ago after doing an expert job--removing the leaking pipe, resealing the part that leaked, installing it, relighting the pilot and starting up the furnace, all in less than an hour! He is a friendly, capable licensed plumber with reasonable rates. I highly recommend him.
