The owner of Cranney Self Storage, Cranney Companies, and Cranney Home Services, Brian Cranney, guides our operations.
The company began in 1982 as a single truck commercial electrical service founded by Brian Cranney. He was astute enough to see the problems arising from the disconnect between tradespeople, where electricians were dependent on plumbers and vice versa, creating many complications. In response, he consolidated all services within the company.
Today, we serve both commercial and residential clients with our expertise in electrical, plumbing, heating, cooling, and drain cleaning services.

Like many others, I've found these guys to be really scammy. We've had them out several times to work or quote work for our new house. We thought it might be valuable to subscribe to their membership program (they waive their fee to show up) since the house is new to us, but what they don't tell you is the service fee is NOT the same as a diagnostic fee (so they'll come to your house for ""free"" but you should expect to pay for them to actually look at anything to actually tell you what the problem is. We've paid as much as $200 for a ""diagnosis""). Their quotes are very high -- we've gotten second opinions and priced them against competitors and they are always significantly higher. An example - replacing a house trap with another plummer was 2k. Cranney quoted us 3k. Our last interaction with them was by far the worst. We had a fridge leak which was running into our basement. They came out, charged us $400 to run a new water line, and as they were leaving conveniently let us know that our fridge itself was leaking from the back. This was the real cause of the issue. I really feel like they take advantage of people who aren't experts in the field, which frankly feels really terrible as a customer. Run.
Dave A.I had Cranney install a new boiler last year. However when were having issues last year after the install they tried to charge me an emergency call to come out for no heat a few weeks after installing it. other than that everything go resolved and has been fine.
This year we setup an annual service and over the phone they said it was $79. When they got here they said it was $79 just to come to my house and then another $309 to actually do the annual service, WTF? Then they sell you a cheaper service plan. It all feels like a bait an switch, I see on the other negative reviews they respond that they can't tell the cost till get get here but the tec didn't even look at anything when he told me the pricing. The who was here on the install and it great explained this same thing and I pointed out that he gave me the $309 price before he even looked at anything so why can't I be told that up front.
I had been planning to use them since they install it but after this annual service I will be looking elsewhere and I recommend you do as well unless you want the bait and switch.
Tanya E.I wish I had better feedback about my experience with Cranney. The phone rep, Bianca who I always seem to get when I call is pleasant via phone. I feel that Cranney is shady based on my recent experience. I used MassSave program to have a new furnace installed at a family members home who is elderly. I specifically requested that I be the point of contact for everything including scheduling and anything financial/billing related. The furnace was installed without issue except for what looks to be a drywall mess left all around the furnace. I have asked this to be cleaned up several times since with no avail.
More recently I made an appointment to have the furnace inspected. Bianca informed me that the 'value plan' was expiring - she said I could renew it for my family member to take care of the appointment. Unknowingly to me the technician who performed the furnace installation 'sold this' to my family member against my specific wishes that I manage anything financial. I decided to renew the value plan under the impression that it would cover the furnace appointment. At no time did she mention that there WOULD be an out of pocket cost for the actual cleaning. I was led to believe the plan I just paid for would cover the furnace inspection. I received a call from my family member saying she paid $170 for the cleaning which made me extremely upset. She also said the technician tried to sell her the value plan again and she may have signed up for it but wasn't sure. She also said the 10k furnace that is still very new was 'difficult to turn on' and the technician was there for a long time trying to get it on. I called and spoke with Bianca as I was extremely upset. I received a call from Laurie or Laura a couple days later to talk about things. I called her back and haven't heard from her which was about 2 weeks ago now. She didn't bother leaving her direct extension.
My problems with Cranney.... it feels shady. I didn't know an HVAC company could feel shady but somehow they do. #2 You should clearly explain when someone makes an appointment that there WILL BE a cost of a furnace inspection to cover the cleaning and not make it seem like your value plan covers it all. #3 you should follow the wishes of your customer. If your customer says they will manage everything financially do NOT engage in billing with the wrong person. I have a very good reason for this request and your inability to follow simple directions made things very difficult for me and my family member. It impacted her adversely financially. #4 I feel extremely anxious about the furnace that I had to take a loan out to pay for. Hearing that the technician couldn't get it turn on and that it took longer than even he expected is beyond concerning.
If you are going to be a high cost company that is one thing - but the service that follows should follow the cost. The communication should be top notch -the response time and resolution time should be expeditious. For the cost you are getting one star quality.
DO NOT, ABSOLUTELY DO NOT, I REPEAT, DO NOT, WASTE YOUR MONEY WITH THIS COMPANY. In case I didn't make myself clear, I warn you to walk away and save yourself time, money, and anger. I would give negative stars if I could.
I bought my place several years ago and after moving in, decided to do some maintenance updates. The previous owners did not disclose how old the hot water heater was and I didn't have a plumber so I looked around and thought Cranney seemed like a good deal because it covered several services under one roof. Big mistake, as I now know, and can also see from the other reviewers.
The tech claimed that if I didn't replace my hot water heater, it could go any day. I decided to bite the bullet and replace it, had a small shower faucet leak addressed, and a toilet flapper replaced. The total bill that day was well over $4k, which I now know is obscene. Worse though, the shower still leaked, the toilet still ran, and I stopped getting hot water AFTER the NEW tank went in. This is a single person household with a 50-gallon water tank. There is zero reason for me to not get more than six minutes of hot water in a shower. Furthermore, the hot water I DO get isn't hot! If I can place my face directly under the stream when it's at full hot, it's not hot.
I called Cranney, and had techs come out several times. Each time, they acknowledged that the temperature in the showers/faucets was not what it should be, but said that they couldn't turn the thermostat up any more for legal reasons and they didn't know what else to do. After two appointments for which techs failed to even show- one was a no-show altogether with no explanation and the second was blamed on me because I ""didn't call to confirm that I wanted to proceed with my appointment"" (MAKING THE APPOINTMENT IS THE CONFIRMATION)- I cancelled my service contract with them.
After some time passed, I decided to try and adjust the thermostat on my own to see if it would help. When I looked at the water heater however, I saw no thermostat. I'm in the middle of renovating so one day when my contractor was here, I asked if he could take a look in case I'd missed something. It wasn't just me, he couldn't find it either. I then googled and YouTubed the model to find out where the thermostat was supposed to be. Sure enough though, I removed the panel and found nothing.
I called Cranney to question where I would find the thermostat, but they wouldn't tell me over the phone. It had been over a year since I'd spoken to them, so I explained the backstory to receptionist. He put me on hold, came back, and said that because I was now outside of the warranty period, they would usually charge me for a service call but that because of the history with this product, the manager had approved a tech to come out. I reiterated my experience with the previous no-show appointments, and the very nice receptionist made notes on the account while assuring me they would be here.
Not knowing what time the tech would be here today because they refuse to give a window, I set my alarm for 7:30am and waited at my house. At 2:30pm, I received a call saying my appointment had been cancelled. They couldn't even show up for a TWO MINUTE APPOINTMENT that would only entail showing me exactly where the thermostat is located and how to adjust it.
I could rant and rage about all the other issues I've had with them. I could go into painful detail about how overpriced they are, such as when they wanted to charge me over $2500 to replace an electrical panel that ultimately cost me $800 by another certified electrician (AND it was upgraded to a 30-circuit panel). But instead, I'll just use my terrible experiences to give you fair warning. It would be one thing if this company was more expensive than others, but that cost was reflected in superior products and service. That is most certainly not the case, however. I'd go so far as to say that not only are the products and services NOT excellent, they're not even adequate. They are well below subpar.
Walk away and do not look back. There are much better companies and individual contractors that are much more deserving of your business.
We had a small leak underneath our bathroom sink. The Cranney plumber wanted to charge us almost $800 to repair it. I could show you the work order.
Our son went to Home Depot, bought two washers, and did the fix for under $5.
You have to watch these guys.

Susan M.We got on their maintenance program last spring and have had three appointments. We have also been rescheduled at the last minute five times. Today they said they would be here at 9 AM end it is currently 12:30 PM and they are arriving. Their work is good, but they're a very unreliable time wise.
We have better things to do than wait around so we're gonna find another HVAC company.
Rob C.Cranney came to diagnose a water leak problem I had in my roof from a broken AC condensate line. They claimed the line was fine and draining properly into the gutter, when in reality, there was no line there. That's because the line was installed improperly and never made it the outside. I found this out from the carpenter who eventually fixed it.
I am not sure why that happened, but I do know that they charged me $95 and didn't properly diagnose the problem. I tried to resolve this with the company, but they would not admit responsibilty. Bad customer service on top of inadequate work.

Chris C.They are overpriced. They might try to sell you new heating equipment you might not need with the ploy of a free inspection. Their electricians tore up new sheetrock plastered trying to feed a wire to wire a new wine cooler and recessed ceiling lights. He did not have labels to relabel my circuit box and did not know how to think of getting any. I remodeled my kitchen they scratched a new perfect cabinet door being careless working on ceiling lights. When they reinstalled my dishwasher they had to turn the main water on and forgot to bleed out the air pockets I think it caused a broken pipe elsewhere ectt... I do not recommend them to anybody.
I could give them 0 stars but it is not possible. Stay away from this company unless you have money to burn. I called them to come and see a problem with my main drain, it was clogged and the water was backing up. They changed me $49.95 just to send someone at my house and tell me that I had a clogged pipe (which I already knew thats why i called them to find where the problem was).After he told me the pipe is clogged he gave me the price to try and fix the problem that was $700. Long story short you pay someone to show at your house with an ipad $50 just to give you a ridiculous price to fix the problem. When I spoke over the phone to do the appointment they told me you pay the dispatcher fee and they will find where the problem is and they will try to unclog it for that fee. Apparently not, my concern is that they do this to many other people especially seniors and charge them at least 3or 4 more times than other companies.Make yourself a favor and DO NOT CONTACT THEM AT ALL. I learned from my mistake and hopefully people will read my comment and stay away from this company that is basically stealing people's money.
