Brian Cranney, who owns Cranney Self Storage, Cranney Companies, and Cranney Home Services, oversees our team.
Founded in 1982 by Brian Cranney, the company started as a single truck commercial electrical service. Understanding the challenges posed by the disconnect among tradesmen, he realized that electricians waiting on plumbers and plumbers waiting on HVAC technicians resulted in significant issues. To solve this problem, he brought all trades under one roof.
Currently, we offer a range of services in electrical, plumbing, heating, cooling, and drain cleaning for our commercial and residential customers.

Horrible business practices. Our boiler was not functioning properly, they charged $500 to run ""diagnostics"" which took 15 minutes and told me the heater had faulty relay head which needed to be replaced and wanted me to pay ADDITIONAL $500 to have it fixed. I then called local heater guy who replaced it the same day, it was a $100 part and 20 minutes of labor. AVOID Cranney Home services at all cost!
Johnathan M.Pricing from this business is basically give the nearest toddler a calculator and let he or she smack a bunch of buttons and there is your price. Basically our heating and cooling system went in our condo, they quoted nearly 12k for everything, to replace it and so on and so on. Yeah, negative on that, we bought the unit ourselves and had a family friend do it for 1k unit was 5k labor 1k overall saved 6k. It is a ""who you know"" type of world now a days for anything really but their prices are insane.
D A.If you want to invest in beautiful tile work for a new bathroom, and then need to rip out that tile to fix the plumbing errors made during installation, you found the right company. Epic fail.
took three visits to finally decide to just replace the drain pipes. invoice shows I paid 4X what the materials actually cost. I understand mark-ups but give me a break. the work was fine in the end but OMG, they are sooooooo expensive. I've used other plumbers and none were even close to what Cranney charges.
I thought my central ac unit had died, there was water damage on my ceiling and all the smoke alarms went off. I was able to get a next day appointment and they called me first thing to say they were coming. An assessment of some kind was made, though I don't think the problem was discovered by the technician. I was told how much a repair might cost, and that the price of repair would grow depending on how many components they had to look at to get to the problem, possibly amounting to $4000. And then there would be the cost of the freon, which was a few hundred for each dump. So of course I decided to get a new one. In the meantime, I was offered a membership for a monthly fee. I opted to get the furnace looked at as well for an additional charge, so that I could make an educated decision on what to replace. I was ultimately given a quote of $15000 for a whole new unit, but offered a $1000 discount if I locked in for the next day. In the end, I had a second company come by that afternoon, who estimated over the phone that a new unit would cost 7 to 10000, but instead they fixed the problem in no time flat, no runaround, no BS, told me what the problem was after they fixed it, why there was water damage to my ceiling, and added some coolant. $250 for the whole visit. Everyone at Cranney was professional and friendly, but man was I almost scammed. The only thing useful from them was the heating eval so I know I'm good for the winter.
I needed a working sump pump to have new exit piping installed. Job was simple enough, run 15 feet or less, cut a simple exit whole, attach to exisiting pedestal pump and done. I needed the job done quickly so I called the previous week. They cancelled but offered a $25 credit which was nice and I was told Id be the first call at 8:30am. 8:45, I receive a call that they will arrive in 20 to 30 minutes. Ok, I get it but would have liked them to be on time. Kid was super nice, took a look and said yup, we need to cut a new hole, no big deal and run some new pvc pipe and a new connector. He went outside to draw up a quote, came in and handed me a $1400 quote. I was like, how is that even possible? He said he would be there a good part of the day. I needed the work completed so I agreed reluctantly....what a mistake. He spent the next 20 minutes outside and started the work just around 10:00am. A far cry from coming at 8:30am. He finished the job in 2 hours lol. He did nice work was pleasant but I could not have felt any less a sucker and ripped off. The quote the ""job"" not the actual time it takes and materials. So for this, shame on me. However, if you read this, do not use a company that does this. I essentially paid $700 per hour to complete a simple job for any plumber in America. That is certainly price gouging but I blame myself for not shopping around. Do yourself a favor, get multiple quotes and Im nearly certain, you can get a better deal some place else.
Work was good, pricing was horrible, F for pricing B+ for work...still, not worth the price they charge and I feel mislead.

We had some minor work done in the bathroom by Cranney Home Services and were satisfied with it, although as others have commented their prices are high. However, we will not be using Cranney again due to the very poor experience we had with them related to a second job we needed done.
Some months after the bathroom work was done we called Cranney to ask about the price to disconnect a gas dryer and connect a new one under the monthly service contract we had with them, and were were given the happy news that the cost was covered under the contract. However when the technician came out he said there was a charge. I called the company to try to resolve the discrepancy and was told there was a charge and the representative offered to listen to the recorded phone calls related to this Job. When the representative called back he claimed that Ihe recordings showed that I had never asked about the cost of the work and he offered to email me the recordings. The recordings never arrived and the supervisor hasn't called back despite my requests to speak with him.
I don't have the recordings to verify this since they were not sent, but how could it be that I never asked about the price of the job when I called twice specifically to ask about the price for the job?
We have canceled our service agreement and do not recommend Cranney Home Services.
Paul S.Total rip-off. Before they do anything they tell you it's $200 for a diagnostic. I was actually charged that when the electrician hit the reset button in the bathroom. When they came for the ""free"" ac check they broke my attic ladder and didn't say a word, not to mention charging me $1000 for something when the ac was working just fine.
AC was not blowing cold .. so I contacted these guys. $95 just to show up. 2 capacitors were replaced, took less than 1 hour ... expect to pay twice as much as you hoped to pay. If you are a DIY .. repair would be $100 .. ended $990 .. wow ...
I became a contract member because they gave me great service when I had a problem with my furnace. After that is was all down hill.
I scheduled my yearly service appointment. And specifically asked for the earliest appointment in the day. That was between 8 to 9 AM and they would call 30 mins before arrival. I waited until 8:45 called dispatch, questioning why I had not received a phone call. The woman said they just left Danvers and are on the way. That time of day they wouldn't get to my house until after 9 AM. I explained that I need an appointment closer to 8 AM, because I work. The dispatcher, searched the schedule and said they could do that the following week. I said great and when they call if I know I am going to be late for work I will call my office.
Well...I left for work at 8:50 AM and did not hear a word from anyone. When I called the office they told me the tech got there at 9:30 AM and didn't call me first!
I cancelled my service contract. I was paying for a service, didn't get service, and was expected to rearrange my schedule for them. What part of service do they not understand!
