I recommend Charisma Property Management! They are extremely professional and a pleasure to work with. All Maintenance issues which have been minimal, have been taken care if promptly and completely beyond our satisfaction. I can't thank Charisma enough for making our move to Sioux Falls painless!

The customer service is extremely poor. When you will talk about getting things done wIth your apartment, tHey would say ok but never fix it. Having bad customer relation when talking to phone because they tend to avoid phone calls preTending they wont hear you or sometImes hang on you. If they dont want to get bothered they will make wAy not to talk to you. This is how bad the customer service of this company has. I am trying to call them over a week because i want to move downstairs for my babies and it is so hard to talk to them. They pissed me off.

If you are reading this, go somewhere else. I have many things to review with this company, but if you don't want to read, just trust me and many of these reviews, find somewhere else to live. This company is a nightmare.

We first looked at the place as it was being remodeled and then decided we would take it once it was finished. Charisma would then not let us see the apartment again until we signed the lease. So we agreed as we liked the location.

There was a broken window that the agent showing us the place told me would be fixed ""NEXT WEEK"". It is now November, it is very cold outside, and the window is still broken. According to my heat bill the average temp of our apartment was 54 degrees last month and our heat usage was 150% more than any previous month.

Now they have assured me it would be fixed by the owner as they have no control over maintenance. They received my request a month ago and have not responded, only telling me that it will get fixed soon when I call.

Since I moved in, they gave us the second to last garage on the lot. Daily people will park at the end of the lot, blocking the last two garages. The owner uses the last garage as storage so it doesn't effect him. But it makes it impossible to leave my apartment. I have had to go door to door 8 times to have someone move their vehicle. Some days no one answers and I have to find a ride or get a taxi. What is charismas solution to this? Nothing. They say they will send a text asking people to stop parking there, but no message has ever been sent.

I will be pasting this review everywhere, and I'm sure no one is still reading this. But this company deserves no business and I will continue to warn consumers.

If I could give them zero stars I would. I am appalled and disgusted with this company. I am currently living in a rental home they manage and is owned by Brown & Williams LLC. I am moving out ASAP as over a month ago I found mold in the drywall of the basement bedroom in the home. I reported it to Charisma Property Management and was advised by their staff to clean it myself with bleach water. From the research I did on mold myself I was pretty certain this was black (toxic) mold as I had multiple symptoms of black mold exposure. I also knew if it was black mold that cleaning it myself could be very dangerous to health as well. I expressed this concern to them and they advised me that the mold testing was too expensive and rarely is it ever something toxic. Since they were unwilling to help in any way and not feeling comfortable with cleaning it myself, I decided to take a sample of the mold to Geotek for analysis. After paying the $37 and some cents to have the analysis done, just as I suspected, it came back positive as black mold. Upon reporting this to Charisma, they sent a couple maintenance representatives over to cut the mold out of the drywall but left other mold spots alone and yet again advised me to clean those myself. Cutting mold out of the wall is not the correct and safe way to remove such toxic molds and encourages/promotes spreading of mycotoxins from the mold into the air causing further risk of the mold spreading elsewhere in the home. After Charisma did this, I found mold spores had been spread to my personal property due to their negligence in addressing this issue properly. Because they did not handle this very serious issue properly, I then gave them my 30 day notice of moving out of the house. They are now refusing to take any responsibility for the aforementioned and trying to hold me responsible for the remainder of the lease agreement. I told them that due to the hazardous and inhabitable condition of the house the lease is therefore void and I cannot be held responsible for that financial obligation. Since then, they have been showing the home on almost a daily basis (to these poor unsuspecting souls that will have to then deal with this same issue I am now) with little to no notice even though they are required to give me 24 hour notice upon entering the home. I work Monday through Friday during their office hours and don't have the ability to make it home for all of their scheduled showings. I also have a dog that is not good with strangers and have to make proper accommodations for the showings when they are scheduled. They have been unwilling to negotiate or work around this in any way and basically told me they have the right to show it whenever they please. Needless to say I will be hiring an attorney and taking the necessary legal actions to hold them accountable for such poor business practices.

We had a very good experience with this company as out of town property owners. They took over our property from a very bad property manager and did a wonderful job. Completely professional and honest. Our property was older and needed several repairs over time and Amy and her staff always took care of everything correctly and reasonably.
As an owner who could not physically be there to manage or maintain the property, trust and honesty are of paramount importance. This is especially true after having a very bad experience with a dishonest property manager prior to hiring Charisma.
Amy Miller is a very dedicated honest professional in our opinion and we would highly recommend her and her business for any property management needs!

I have rented from this company for the past 5 years. The staff is always very pleasant and easy to deal with. As I read the previous negative comments it really bothers me. I too work with the public, but it seems as though when someone does not get there way, they are the first people to write a negative review and do not bother to even tell the whole story. When I call Charimsa for basic maintenance issues I feel they repair the work in a timely manner. There has been times maybe I would have wanted them to come right then and there, but when there is an emergency, they are always right there repairing the issue. Hats off to you Charimsa for giving me a wonderful rental experience!

I wish there was a way to submit a review with no stars whatsoever. This company and these people were dismal to work with from day one. After asking to see a unit, the person that was supposed to meet me went to the incorrect location forcing the maintenance worker to let me into the apartment for the viewing. It's not his job to know about the units for selling purposes so he was on the phone the entire time getting my questions answered (the one star goes to the man that actually helped me!).

After having everything completed (application through deposit) I had scheduled a time to sign the lease and verified that I could move in after signing the remaining paperwork. Upon arrival and signing of the lease, I was told I couldn't move in because they hadn't cleaned the unit yet (I was currently without a residence with all of my things in my vehicle). She then scurried around and contacted the cleaning service to verify that unit had actually been cleaned and they hadn't been notified of it. Once we get to the unit (Western Park) she didn't have the keys to the door or the unit. She couldn't find them and they were not in the designated lock box. Maintenance guy to the rescue again!

Living there was mostly pleasant. No real complaints. Maintenance came through and fixed my AC in a very timely manner and the neighbors were lovely. But, then I had to move out...

I moved out before my lease end to hopefully get a new tenant in there and get some prorated rent back. I was notified that a tenant has accepted the unit and was ready to move in so they needed my keys -- I stopped off that evening and delivered my keys. My final electricity bill for 13 days was higher than the hottest month of the year with all of my things plugged in and I wasn't even in the unit with the possibility of getting in! Someone had to have gone in there and left everything on: fans, lights, AC, dishwasher, oven, fridge open. You would have had to try to use that much electricity. And they will not aid in the payment of the astronomical electricity bill. It also took them over 3 weeks of no contact before I contacted them again about the bill when the lady working had said she had never heard anything about it.

There is a serious lack of communication and professionalism. I will never work with this company again or even recommend any of their properties to someone else.

Wasted our time. Very disappointed. Their agent rescheduled our appointment twice for the same day and we ended up connecting 4 hours later. No apologies, no sorry for the inconvenience. She was rude to my partner and I when we tried to talk amongst ourselves about the unit. Slow return time in calls and do not provide accurate information. They also have listing listed as active when there are no apartments/units available. Incredibly disappointing as we were moving from out of state and needed to find housing before our move.
