Had an under-sink leak at the shutoffs on a Saturday night, had to shut the water off to the house. Based on Yelp reviews I called By the Book on Sunday morning and the (actually super useful) AI dispatcher ""Nina"" that answers the phone took all my information, answered my questions including the service charge to come check (very reasonable), and scheduled an appointment for Sunday afternoon about 4 hours later, which I was pleased about for a weekend emergency.

5 minutes later Leon called, confirmed everything, asked if I was available sooner or wanted to wait, I told him I was available anytime and he said he would be there in 60-90 minutes. About 45 minutes later he arrived, super friendly and clearly competent, at one point I asked if he used to be a home inspector. I summarized the issue, he checked everything from the meter to the main shutoff to the leak and isolated the issue quickly. The repair estimate was very reasonable and waived the charge for the service call. Because of the nature of the leak, he dispatched another company they partner with on leak detection, he arrived while Leon was fixing the leak and they both left at the same time, about an hour before the estimated arrival I was initially given.

Along the way, Leon pointed out a few issues which he wrote up in a report with estimates - it was very informative and did not feel like any kind of high pressure sales.

Because the water leak repair went so well, and since By the Book also does HVAC - I made an appointment for Leon to come back the next day to clean the duct work and inspect the furnace. His work was quick and meticulous, he got lots of yuck out of the vents and gave the furnace a thorough inspection before giving everything his thumbs-up.

The Plumbing Service Technician Leon will scam anyone into buying a 5 year Service Warranty Contract for your Home.He only came out only 2 times/yearly service maintenance upgrade.We figured plumbing company was local so they would continue to be a reliable plumbing Company.He tried to sell us other upgrades and repairs that weren't necessary. Do not use this plumber and request another plumber.He doesn't answer his phone and won't honor the 5 year warranty purchased and promised.This is the most disappointing and biggest scam we've ever encountered .Don't ever fall into the trap we fell into.Beware /Dishonest /Big Scam

He also had some great recommendations for a cleaning service to disinfect and clean up after the water that flood my garage due to the issue. I highly recommend this company.
