This company is contracted, and not one we opted to hire on our own.
Only giving two stars because of the first plumber. He was nice, professional, kept our place clean, and kept us informed about every detail. I'm sad I didn't catch his name.

If not for him, I'd give 1 star. The second plumber came in on a different day. Super unprofessional. He asked me a few questions about what the first plumber did. Sir, you work for the same company. You two should have talked about what was going on. I am not a plumber. After that, he didn't say a word for an hour. He then proceeded to cut 2 different parts of our wall/ceiling out than the other person did without even letting us know what he was going to do.

In the process of this, he was mumbling to himself. Not sure what he was upset about, but he was clearly upset since he was swearing in a language I could very much understand.

Then he left for 30 minutes without telling us he was leaving or where he was going. Comes back with a new pipe which is fine. But upon installing it, he used our washing machine as a stepping stool with his super dirty shoes and dented our washing machine.

He left a mess in our place and all over our floor. He attempted to clean it up, but at that point, it didn't even matter because his dirty footprints were all over the place. He left a mess on our washing machine. Then he left.

And for the sake of being nice, I won't post the pictures of how dirty our place was, our dented machine, and him standing on top of our machine.

This company will attempt to make problem worse and set you up to pay for way bigger and more expensive projects.

Tenant reported shower valve leak, PM called Arroyo came on 11/15 to ""Service"", tbh I don't even know what they did. Later I found out that not only did Arroyo NOT fix the issue, the leak got worse listerally 2 weeks later. Arroyo sent an estimate to PM that ""system rebuilt"" failed, they need to swap out the entire shower valve system for $1200! This sounds pretty sketchy and immediately raised red flags. I told PM to hold them off and I will inspect the property personally. Upppon inspection I found out that

1. Both hot and cold water shower valves were very loose, so loose that I can easily screw out with my bare-hands easily.
2. Both hot and cold shower gasket screws were also very loose, I can twist them out with both hands.
3. Arroyo's guy that came on Nov 15 did not EVEN switch out the gaskets, which are the common problem for those simple water leaks.
4. Arroyo also failed to spot a cracked valve seat, which I can see with bare eyes after removing the cartridge. I've replaced worn valve seats before, however, this one looks like someone intentionally cracked it with a slotted screwdriver (a very obvious chip on the edge that's not normal due to regular wear and tear). With that tear, it's impossible to stop water from leak, not to mention with a loosely screwed valve.
5. Tenant said that leak got worse after 11/15 visit.

How can this ""professional"" leave on 11/15 with all those above red flags and still indicate that they ""Serviced"" it properly?

In summary, my plumbing issue is a fairly simple fix, just needs 1) a new valve seat (old one is cracked, looks like someone intentionally broke it with a slotted screwdriver, possible Arroyo's plumber on the first service. 2) new gaskets for both hot and cold valve. Those are the simplest and most common plumbing issues for most shower valves. This is a darn 20 min job and I have no problem paying them for the full hour, yet Arroyo maliciously set the unit up for a full system swap for $1200 + previous labor costs, that's a whopping 4 hour $1700+ job that me, an amature, did in less than an hour with $50 worth of tools and parts.

I typically let little things go but Arroyo's unprofessionalism and malicious set up pissed me so much that I couldn't imagine the hundreds and thousands of homeowners that they've scammed in the years using similar setups that I had to share this experience!

The property management company for my apartment uses Arroyo Plumbing. While they were initially responsive, Matt totally ghosted me and stopped replying.

Management contacted him Friday and he texted me on Friday saying he would be there the next day noon to 1pm. 1:30 rolls around and I ask him if he's coming. No explanation, he just says 3-4pm now. I had already cancelled my plans I had that day for the original time so I was already upset. After 4pm, he doesn't show again. Now I reach out and he doesn't even bother replying.

I asked management for any other company the following Monday. They got Paul from Waters Plumbing in San Jose. He stopped by that day, called ahead of time, SHOWED UP, and fixed the issue within 30 minutes.

If customer service is important to you... this is not a company that you should go with!

Arnold (license 939350) the plumber from Arroyo Plumbing and Drain Company, San Jose, completely lacked customer service.


Context:
The property owner contacted Arroyo Plumbing and Drain Company (San Jose) to get assessment for a couple of units in our apartment building. We had a scheduled meeting with a plumber (Arnold) on Tues. Sept 7. The plumber (Arnold) stated that he could fix the plumbing issues that day, but we would need the water turned off between 11am to 4 pm. The property owner was eager to fix the plumbing issue and decided to start the work.
As you can imagine temporarily turning off the water on severe hot day was not ideal for tenants. I also recognized that it was a hot day, and the plumber had a lot of work to do. However, what I did not expect is to be treated in a rude and conceding manner.

Event:
I approached Arnold's van to introduce myself as the property manager. The plumber (Arnold) was sitting his car with the engine on. I waved and he rolled down his window slightly... He stated the following ""I am on my lunch break"" and rolled his window back up. I stood there in disbelief. I asked him, ""when should we expect to have work completed in the unit?"" He rolled his window down to tell me again ""I am on my lunch break""

I was taken aback by his dismissive attitude.

Shortly afterwards my tenant had asked if she was going to have access to her shower that evening. I shared with my tenant that I would follow up with the plumber as I was not aware what would be completed by 4:00 pm.

I approached the plumber (Arnold) while he was working in one of the units. I had asked if the units would have working showers by end of the day?

He shared with me that he already talked to the tenant's husband.

I was a bit confused by his response. I said, ""I am asking you because I am the property manager and I oversee all work activities so that I could provide updates to tenants especially when water is temporarily turned off.

Arnold responded ""I don't need to talk to you. I already talked to the lady's husband and the property owner"" and he turned up his music and laughed out loud.

In all the years of working with contractors this interaction in my books would be rated zero. If Arroyo Plumbing and Drain company wants to provide excellent customer service, I would highly recommend not sending Arnold out to do contract work.

I was cut off by a male driver in the vehicle number 939350 on May 12, 2022 on 280 North around 10:55am. He then proceeded to follow me on the freeway and surface streets for ~6 miles. I have dash camera and rear camera footage of the man cutting lanes of traffic and going through barriers just to try and catch up to me.

This is inappropriate behavior and I will be contacting the police with this information. Me, being a young female, did not feel safe in the slightest and felt like a target of some sort of viol nice about to happen. I was on the phone with 911 while it was happening.

When my hot water heater broke I called a few plumbers to see who could come out most quickly. It was already after-hours when I left messages, but Matt at Arroyo called me back after dinner. Early the next morning he called to confirm a tech could arrive at 9:30am. The plumber sent to our house did a fine job, was courteous (and wore a mask for Covid the whole time), and left no mess behind. I thought the price for the work was at the high end of fair but, hey-- before the cheaper guys even called me back, Arroyo had the job complete.
