For whatever reason, our landlord has chosen this place as the only one he'll allow to work on the house. My roommates and I have been calling for over a month trying to get ahold of him. I can't even count how many messages we've left. Now, if we call, it goes straight to voicemail. However, I called with *67 just to test my roommates' theory of ""He's screening your calls"" and lo and behold, he picked up. He told me that he'd be by at 1pm to fix our plumbing. He never showed. He didn't call, either. I missed a day of work waiting on this person and he didn't even have the decency to call. Again, I called this morning and no answer. That is, until we called with a blocked #. We've since switched to someone else, who actually showed.

My disposal died on me and I was referred to Bob by my property management company. He was responsive (called me back that evening) and came over the next day to take care of the situation. $80 for the house call (he was done in 15 minutes) but he was on time, a pleasant guy and did great work.
